About this file

This is a Utility Cost History document related to the surplus real property sale of 438 Scott Boulevard in Kentucky for economic development purposes. The document provides a three-year historical utility cost analysis for the building covering full fiscal years from July 1 through June 30, supplemented by current year-to-date data spanning eight months. The utility costs represent the average expenses incurred by the building across multiple fiscal periods, establishing a baseline for potential buyers or developers evaluating the property's operational expenses.

The document indicates that utility costs decreased from fiscal year 2024 to fiscal year 2025, reflecting measurable cost reductions achieved through energy efficiency upgrades and operational improvements. These efficiency gains were specifically attributed to controls adjustments implemented when the building remained unoccupied during non-business hours, including weekends, evenings, and holidays. This information demonstrates the property's potential for cost-effective operation and serves as relevant due diligence information for prospective purchasers evaluating the economic feasibility of acquiring and operating the facility.
