About this file
This document is a Solicitation Addendum Two for Request for Proposal (RFP) 122255 O5, issued by the Nebraska State Purchasing Bureau for maintenance and chiller service at various facilities in Lincoln and Omaha. The solicitation seeks a vendor to provide inspection and preventative maintenance services for cooling equipment across 11 locations, involving 19 pieces of equipment from manufacturers like Trane, McQuay, York, Carrier, Liebert, and Lennox. The proposal responses are due on July 23, 2025, at 2:00 PM CST, with an anticipated contract award date of August 15, 2025. The initial contract term is two years, with options to renew for three additional one-year periods.
The addendum clarifies that the agreement is for inspection and preventative maintenance services, with the option to purchase parts and materials separately, rather than a comprehensive coverage agreement. The pricing structure allows bidders to quote monthly and annual maintenance rates for each facility, with separate rates for standard and premium/after-hours labor. The state requires detailed electronic reports and maintenance schedules, and reserves the right to add or subtract locations by mutual agreement. Pricing is to remain fixed for the first year, with potential increases of up to 5% in subsequent years subject to state approval. The contract covers facilities for agencies including the Department of Administrative Services (DAS), State Building Division (SBD), and Nebraska Department of Transportation (NDOT).
