The Contractor shall provide all supervision, management, quality control, labor, tools, equipment, materials, and performance of all work necessary to extend the base energy management control system (EMCS) to each MFH unit in this project to allow central monitoring and management of the heat pump systems. The base fiber optic telecommunications system currently is terminated at pump (mechanical) buildings located through the housing areas.
The following will be installed in this project:
a. EMCS network hardware located at the fiber optic system termination in pump buildings.
b. Control panels at each building.
c. Conduit and communication wiring from the EMCS network hardware to the building control panels.

d. Communication wiring from the building control panel to each heat pump system thermostat.
e. Installation of EMCS network "head-end" hardware and operator workstation at building 794 and associated software and programming required to provide completely operational functionality.
f. System commissioning.
INSTALL WATER METERS (Quantity = 526 Units in 132 Buildings)
The Contractor shall provide all supervision, management, quality control, labor, tools, equipment, materials, and performance of all work necessary to install water meters in the cold water and hot water piping serving each MFH unit (2 or 4 units) at each MFH townhouse building in this project, extend EMCS communication wiring from the building control panel to the water meters controllers, programming and commissioning to enable reporting of meter data. Tower 116 is not included.
INSTALL ELECTRIC METERS (Quantity = 526 Units in 132 Buildings)
The Contractor shall provide all supervision, management, quality control, labor, tools, equipment, materials, and performance of all work necessary to include integral electric metering into the new main electrical panels being provided in Base Bid Item No.001 at each MFH townhouse building (not individual units), extend EMCS communication wiring from the building control panel to the electric meters controllers, programming and commissioning to enable reporting of meter data. Tower 116 is not included.
DEMOLISH SPACE HEATING EQUIPMENT (Quantity = 10 Pumphouses)
The Contractor shall provide all supervision, management, quality control, labor, tools, equipment, materials, and performance of all work necessary for demolition of MFH unit space heating equipment in Buildings 61, 141, 172, 185, 227, 265, 328, 334, 706 and 897. Demolition work includes removal of equipment, piping, valves, controls, supports and concrete bases.
REPLACE FRONT DOORS (Quantity = 454 Units in 115 Buildings)
The Contractor shall provide all supervision, management, quality control, labor, tools, equipment, materials, and performance of all work necessary to replace front doors on unit types 4P1, 6N, 6P1, 8N, 12N, 15N, 16N, and 16ND.
HAZARDOUS ABATEMENT (Quantity = 68 Units in 1 Tower, 526 Units in 132 Townhouse Buildings)
The Contractor shall provide all supervision, management, quality control, labor, tools, equipment, materials, and performance of all work necessary for Asbestos Hazard Control Activities as indicated on contract documents.
Address disruption of asbestos containing materials as a result of construction activities. This includes all control methods, material removal and disposal, air sampling and reporting. Check any removed gypsum board material to verify if it is marked as lots containing arsenic or cadmium. Properly transport and dispose of material in accordance with GOJ Requirements.
