About this file
This is a Maintenance Bond document (00 61 19) for Horsham Township related to Contract 2026-00182 for the 234 McKean Road Demolition project located in Pennsylvania. The maintenance bond serves as a guarantee that the contractor will repair any defects in materials or workmanship that develop within eighteen (18) months following final completion and acceptance of work. The bond amount is set at 15% of the total Agreement price. A mandatory Pre-Bid Meeting is scheduled for Thursday, April 2, 2026, at 11:00 AM at Kohler Park, 1100 Limekiln Pike, Ambler, PA 19002. The project scope encompasses demolition of an existing residential home, detached garage, two sheds, and removal of an asphalt driveway, along with capping of a domestic water well and abandonment of a sanitary service line at the main. Additional work includes temporary restoration of an existing stream crossing/access point damaged by previous flooding, with all disturbed areas to be graded to match surrounding topography and permanently stabilized.
The maintenance bond requires the contractor to either repair defects at its own expense or reimburse the Obligee for any losses sustained due to contractor failure or default during the maintenance period. Any legal action filed under the bond must be commenced in the Montgomery County Court of Common Pleas or the United States District Court for the Eastern District of Pennsylvania. The bond must be executed by both the Principal (contractor) and Surety company, with signatures from authorized representatives. If executed by anyone other than the President or Vice President of the Surety Company, a current and effective certificate of authority must accompany the bond. The maintenance bond is a standard contractual requirement for this demolition project and serves as a financial safeguard for the Township against post-completion deficiencies.
