Summary: Rogers Early Elementary School Roofing Replacement Project Specification

This is a project specification document prepared by Melvindale Schools (located in Allen Park, Michigan) for the complete roofing replacement at Rogers Early Elementary School, issued on August 10, 2026. The project scope includes a full roof tear-off and replacement of an existing aggregate-surfaced built-up roofing (BUR) system on three designated roof areas (Areas 1, 2, and 3) totaling 24,545 square feet with a slope of 1/4 inch per 12 inches. The work consists of complete reroofing preparation including removal of existing BUR membrane and flashings, installation of a new three-ply hot-applied asphalt built-up roofing system on a gypsum deck with polyisocyanurate insulation, stone aggregate surfacing, base flashings, and associated sheet metal flashing and trim work. The roofing system is specified as Tremco THERMastic products, with the project managed under a single prime contract. A preliminary roofing conference is required before work begins, and the roofing system manufacturer's technical representative (Luke Idoni, Field Advisor, 810-280-5194) will conduct inspections at commencement and upon completion. The contract requires compliance with NRCA and FM standards, with the owner maintaining building occupancy during construction, necessitating work limitations to normal business hours (7:00 a.m. to 5:00 p.m., Monday through Friday) with 72-hour advance notice for any disruptive activities.

The project includes provisions for unit price work, with Unit Price No. 1 covering deck material replacement and Unit Price No. 5 addressing existing wood nailer replacement at specified rates per measurement unit. A 20-year manufacturer warranty from Tremco CPG Inc. and a 2-year installer warranty are specified, with manufacturer inspections required at years 2, 5, 10, and 15 following completion. The roofing installer must be an employer of manufacturer-trained and certified workers with a full-time on-site supervisor possessing minimum five years' comparable experience. The specification document references related work in Division 07 sections for sheet metal flashing and trim and manufactured roof expansion joints, and requires temporary protection measures for existing roofing systems that will remain, with all demolition materials becoming contractor property unless otherwise indicated. The project is subject to EPA notification regulations and local hauling and disposal requirements, with contractor responsibility for engaging a qualified roofing inspector for a minimum of three full-time days per 40-hour work week to perform quality assurance testing and inspections.
