REPLACE ROOF BUILDING 1A - PROJECT NO. 757-21-101
This document set comprises architectural and engineering drawings and specifications for a roof replacement and restoration project at the Chalmers P. Wylie Veterans Outpatient Clinic, operated by the VA Central Ohio Health Care System in Columbus, Ohio. The project is located at 420 N. James Road, Columbus, Ohio 43219.
Project Scope and Deliverables
The work includes removal of existing roofing systems and installation of new fluid-applied rehabilitation membrane systems across multiple roof sections (Roofs 1A through 1B, and subsidiary sections). The project encompasses roof restoration with selective removal of existing roofing systems down to the deck, installation of modified bitumen roofing with rigid insulation, and application of fluid-applied waterproofing systems. Specific work includes repair and restoration of roof penetrations (pipes, vents, electrical conduits, anchors, anchorposts), flashing details, curbs, parapets, and related components. All materials must be new unless otherwise noted as salvageable. The drawings specify roof drain maintenance, verification of existing utility locations and field conditions, building condition protection during demolition and construction, and coordination of work with existing facility operations. Construction must maintain accessible egress during project execution. Fire-rated roofing and penetration sealing to achieve required fire ratings are mandatory. Comprehensive detail sheets address roof restoration requirements, membrane specifications, flashing configurations, curb conditions, drain details, and penetration treatments.
Administrative and Technical Requirements
The design is prepared by FFE and Heapy as Consultant/Architect-Engineer of Record. Drawings include overall roof plans with 3D views, enlarged roof plans for individual sections, and detailed cross-sections addressing demolition and new work specifications. Electrical drawings specify lighting protection grounding terminals, rooftop equipment connections, and related electrical work. All work must comply with applicable codes, federal authorities' rules and regulations, and industry standards. The contract documents reference specifications for minimum construction requirements and material quality standards.
