About this file

This Statement of Proposal Items outlines the pricing structure for the renovation of Historic Building 4 at a VA facility, with a contract completion time of 450 calendar days after Notice to Proceed. The work is divided into two main proposal items: Site Work (Item I) covering existing conditions, earthwork, exterior improvements, and utilities; and Building Renovation (Item II) encompassing comprehensive building systems including concrete, masonry, metals, thermal protection, openings, fire suppression, HVAC, electrical, and communications.

Three deduct alternates are specified: Alternate 1 reduces the performance period by 115 days and covers basement finishes; Alternate 2 reduces the period by 30 days and involves replacing wood plank with ACT; and Alternate 3 reduces the period by 7 days and covers sealed concrete in basement and utility areas. The offer must be valid for 120 calendar days after the due date. All alternates are to be deducted from Proposal Item II (Building Renovation), and bidders must provide total pricing for Items I and II, along with separate pricing for each deduct alternate.
