Lejeune. Existing Utilities include water lines, sanitary sewer main, storm water, overhead electric and underground telephone.
B. SITE WORK
1. Perimeter drainage (All BOQs)
a) These notes provide general guidelines with regards to all of the exterior envelope conditions below ground
(for example but not limited to: the exterior walls, basement, exterior stairs, sloping finish grade away from structures, sump pumps, etc.). These notes must not be used as design documents for construction. These design considerations must be verified and augmented as necessary by North Carolina Registered
Waterproofing (Per the International Institute of building Enclosure Consultants (IIBEC) and Structural
Consultants. The Design Build Contractor must verify the existing conditions, in particular, to determine if there are storm manholes and/or catch basins with inverts that would allow positive drainage by gravity.
These notes must be transformed into design documents based on actual field conditions, precise detailing, and specifications. Alternate solutions will be considered if they are well documented and supported by actual project examples.
b) Remove, all plantings, sidewalks, concrete stoops, equipment, and any other item to allow for the proper installation of complete and integrated waterproofing system.
c) Excavate to bottom of footing.
d) Remove all existing waterproofing materials and clean surfaces to receive new items per manufacturer’s instructions and recommendations.
e) Remove soil or any other items to allow for the proper sloping of the surrounding areas away from the building.
f) Install elastomeric sheet waterproofing membrane from top to bottom in all exterior wall conditions, including the exterior stairs, flashing, termination strips, and any other item necessary to provide a complete manufacturer’s system and/or good practice detailing. Provide expansion joints, penetration detailing, etc. to ensure continuity of the waterproofing materials.
g) Install continuous perforated pipe with drainage fabric and connect to the nearest storm sewer manhole/catch basin. Pipe slope must comply or exceed code regulations. Gravity drainage is the preferred method. See sump pump alternate solution if storm sewer manhole/catch basin with appropriate inverts are not found to allow for gravity drainage.
h) Install drainage mats with drainage fabric.
i) Install 1” thick minimum rigid extruded polystyrene (XPS) foam insulation.
Part 3 - Page | 6
j) Install 12” wide minimum of crushed stone or coarse gravel. In areas to receive landscape, stop about 6” from finish grade. Install drainage fabric on top of stone throughout before applying the top soil. Slope top soil away from building.
k) Provide traffic rated trench drainage to in all the sidewalk entering the building. Connect trench drain to the overall building drainage system.
l) Rebuild sidewalks, stairs, stoops, or any other items affected by the demolition. Finish texture and color shall match existing.
