PART 1 GENERAL
1.1 REFERENCES
The publications listed below form a part of this specification to the extent referenced. The publications are referred to within the text by the basic designation only.

Sustainability Relative to the Performance of Buildings
1.2 DEFINITIONS
Definitions pertaining to sustainable development are as defined in ASTM E 2114, and as specified.
a. "Environmentally preferable products" have a lesser or reduced effect on the environment in comparison to conventional products and services. This comparison may consider raw materials acquisition, production, manufacturing, packaging, distribution, reuse, operation, maintenance, or disposal of the product.
b. "Indoor environmental quality" is the physical characteristics of the building interior that impact occupants, including air quality, illumination, acoustics, occupant control, thermal comfort, day lighting, and views.
c. "Operational performance" is the functional behavior of the building as a whole or of the building components.
d. "Sustainability" is the balance of environmental, economic, and societal considerations.
1.3 SUBMITTALS
All submittals throughout the specifications shall be in accordance with Section 01 33 00 SUBMITTAL PROCEDURES and the AF66 SUBMITTAL REGISTER.
1.4 WORK COVERED BY CONTRACT DOCUMENTS
1.4.1 Project Description
This project will consist of in-fill under the existing mezzanine to create a new administration area (office and training spaces), and will re-paint and re-light the maintenance bay and the upper mezzanine storage under the renovation project. The new administration areas will be fully air-conditioned under the minor new construction portion of the project.
The interior design portion of the renovation will primarily be confined to the new training and office areas. The new administration area under the existing mezzanine will have 2'x2' acoustical tile ceiling and painted gypsum board walls. The training room floor will be VCT and the office area will have carpet tile suitable for a high use area. The new doors shall be stained with an oil based stain and sealed to match the existing doors. The door frames shall be painted Sherwin-Williams #7019. The remaining shop area will receive a fresh coat of paint on the walls and ceiling, suitable for industrial areas. The gyp board on the west wall of the shop area shall be replaced with new and painted to match the rest of the shop area. The interior of the overhead door in the shop area shall be painted Sherwin- Williams #7019. The floor joints in the shop shall be caulked and the entire floor sealed.
New mechanical work shall consist of Plumbing and Heating, Cooling, and Ventilating systems within the new build-out area of existing Building 3703.
The new build-out of existing Building 3703 shall be heated, ventilated and air conditioned with two packaged air conditioning units. Each unit will be hung on the East exterior wall of Building 3703. Unit-1 will be hung on the exterior side of the Office area and Unit-2 will be hung on the exterior side of the Training/Break area. The Shop/Mezzanine area of the new build-out will be heated and ventilated only. Two new unit heaters will be installed. A new wall-type propeller fan w/motorized damper and wall louver will be installed along with a second motorized damper and wall louver for air flow and ventilation of the space.
New plumbing will include a new stainless steel kitchen sink in the Break Room area. The existing cold water line on the other side of the West wall will be tapped and a ¾" cold water line will bring cold water to the new sink and domestic water heater.
New electrical work shall consist of providing new lighting in the maintenance bay. New lighting and power will also be indicated in the new admin area under the mezzanine. In the shop area, the partition wall that supports the lighting shall be demoed along with the lighting.
1.4.2 Location
The work shall be located at the northeast end of existing building 3703, approximately as indicated. The exact location will be shown by the Contracting Officer.
1.5 PROJECT ENVIRONMENTAL GOALS
Contractor shall distribute copies of the Environmental Goals to each subcontractor and the Contracting Officer. The overall goal for design, construction, and operation is to produce a building that meets the functional program needs and incorporates the principles of sustainability.
Specifically:
a. Preserve and restore the site ecosystem and biodiversity; avoid site degradation and erosion. Minimize offsite environmental impact.
b. Use the minimum amount of energy, water, and materials feasible to meet the design intent. Select energy and water efficient equipment and strategies.
c. Use environmentally preferable products and decrease toxicity level of materials used.
d. Use renewable energy and material resources.
e. Optimize operational performance (through commissioning efforts) in order to ensure energy efficient equipment operates as intended.
Consider the durability, maintainability, and flexibility of building systems.
f. Manage construction site and storage of materials to ensure no negative impact on the indoor environmental quality of the building.
g. Reduce construction waste through reuse, recycling, and supplier take-back.
1.6 OCCUPANCY OF PREMISES
The majority of the Building will be occupied during performance of work under this Contract.
Before work is started, the Contractor shall arrange with the Contracting Officer a sequence of procedure, means of access, space for storage of materials and equipment, and use of approaches, corridors, and stairways.
1.7 EXISTING WORK
In addition to "FAR 52.236-9, Protection of Existing Vegetation, Structures, Equipment, Utilities, and Improvements":
a. Remove or alter existing work in such a manner as to prevent injury or damage to any portions of the existing work which remain.
b. Repair or replace portions of existing work which have been altered during construction operations to match existing or adjoining work, as approved by the Contracting Officer. At the completion of operations, existing work shall be in a condition equal to or better than that which existed before new work started.
Obtain digging permits prior to start of excavation by contacting the Contracting Officer 15 calendar days in advance. Verify the elevations of existing piping, utilities and any type of underground or encased obstruction not indicated to be specified or removed but indicated or discovered during scanning in locations to be traversed by piping, ducts, and other work to be conducted or installed. Verify elevations before installing new work closer than nearest manhole or other structure at which an adjustment in grade can be made.
1.8.1 Notification Prior to Excavation
Notify the Contracting Officer at least 48 hours prior to starting excavation work.
