STATEMENT OF WORK
Construct Bath House at Outdoor Running Track
Project Number: 1070287
Revised 23 Apr 19
1. The project consists of the investigative, design and construction services to construct a restroom facility at the approximate location shown near the running track south of building 8210. The facility shall house separate male and female areas.
2. The shall have the but not limited to the following features;
A. Bathroom to be handicap accessible B. a. Male area
a. 2 urinals
b. 1 water closet
c. 1 lavatory
d. Mirror, appropriate exterior signage, etc. (soap dispenser to be provided by others)
e. 1 baby changing station
C. Female area
a. 2 water closets
b. 1 lavatory
c. Mirror, appropriate exterior signage, etc. (soap dispenser to be provided by others)
d. 1 baby changing station
D. Handicapped accessible sidewalk from bathroom to parking area, and as a bid option to connect the bathroom to the pad.
E. All site work required so as to provide proper drainage F. Nominal 20’ by 30’ in area at location shown by attachment. The building or portions of the building may be placed in the parking lot area as long as sufficient clearances are provided from the road
G. Exterior compatible with surrounding facilities (Prairie Style Architecture) H. Storage area (nominal 10’ x 15’) to include LED lighting, garage-style roll up door, and at least 1 duplex outlet I. Split faced block walls insulated J. Metal standing seam roof K. Heated interior, preferably electric L. Colored concrete floor M. Minimum of 4’ deep foundation walls with spread footings on select SDOT-grade fill N. Connect facility to base water, electric, and sewer infrastructure. Connections to the gas infrastructure are authorized with the necessary coordination
O. Existing track may not be disturbed by construction. Athletic field if disturbed to be restored to original condition
P. Exterior freeze resistant, non-refrigerated, water bottle-fillable water fountain, or equivalent
Q. Flush hydrant connected to base water infrastructure R. Exterior light fixture illuminating front, and sidewalks S. Exterior electrical duplex outlet orientated toward the track T. Metal Doors with Best Lock 7 pin cylinders and core U. Concrete stoop by doors V. Provisions to winterize the facility W. Finished interior block walls and ceiling with insulation X. Mirrors above sinks Y. Soap dispensers Z. Electric hand dryers with touchless operation/automatic shut-off AA. Hot and cold water with automatic shut-off BB. Interior LED lighting with occupant sensor CC. Exhaust fans DD. Janitor’s closet with mop sink EE. Provide a chase or access to mechanical/plumbing items FF. All lighting included in this project shall be LED
3. Investigative/Design work for this project shall include the following:
a. Investigative services shall include all surveying, soil testing, site visits, records research, as needed to design the project. Soil testing shall be conducted after NTP to 95% design; foundation design may change due to soil conditions found during investigation after award.
b. Design services shall include building plans, the installation supporting infrastructure to include but not limited to water service, sewer, manholes (if needed), connections, lift station (if need), and electrical service to the facility.
4. Continuity of Work: The contractor shall not begin work until he is certain the work will continue uninterrupted through completion except for weekends, holidays, or prohibitively adverse weather. There shall be no extended periods of delay in on-site work after work has begun.
5. Government Occupancy: The Government may occupy some of the site during the construction period. Cooperate with the Government during construction operations to minimize conflicts and facilitate Government usage. Perform the Work so as not to interfere with the Government and golf course operation.
6. Utility outages required to facilitate the work must be scheduled and coordinated per the general requirements of the MACC contract.
