About this file
This pricing table template document is prepared for the Kenton County Airport Board's Concourse A Ramp Level Office Upgrades project at Cincinnati/Northern Kentucky International Airport. The template establishes the framework for general contractor bids on a 20,000-square-foot renovation project that includes enclosing and upgrading a temporary Emergency Operations Center into a permanent facility, expanding a gathering area into a conference room, enhancing finishes in the occupied Housekeeping Department office suite, and completing finish upgrades in vacant offices. The pricing structure is organized by division of work, including General Conditions, Demo, Gypsum Wall Board, Acoustical Ceilings, Tile Flooring, Carpet Flooring, Painting, Accessories, Sprinkler, Plumbing, HVAC, Electrical, Security, Access, Phone & Data, and Fire Alarm systems, with most items priced on a lump sum basis unless quantities are provided. A pre-bid meeting and mandatory site visit are scheduled for April 1, 2026 at 10:00 am at CVG Airport's Main Terminal Ticketing area. Written questions must be submitted by 11:59 pm on Friday, April 17, 2026, with responses posted by April 21, 2026. Sealed bids are due electronically by 2:00 pm Eastern Time on Thursday, April 30, 2026, with contract award anticipated for May 26, 2026. The project term is 212 calendar days with a 10-day commencement requirement following the Notice to Proceed.
The template includes provisions for unit pricing sections covering Painting, Carpet Tile, Floor Demo & Prep, Acoustical Ceiling work, and labor rates for Laborers, Carpenters, and MEP apprentices, with allowances for moving materials, dumpster fees, and unforeseen conditions. The estimated project cost is approximately $951,000, with construction and installation costs estimated at $790,000 plus contingency and miscellaneous costs. Mobilization is capped at 10 percent of total project cost. Bidders must provide a proposal bond equal to five percent of the total bid amount and furnish performance and payment bonds each at 100 percent of the contract price. All project personnel require airport identification badges at $44 per badge with a $500 key deposit. Liquidated damages are assessed at $500 per day for project delays. The project is federally funded under the Airport Improvement Program and requires compliance with the Buy American Act, with all steel and manufactured goods requiring U.S. production certification. The procurement encourages disadvantaged business enterprise participation and requires full compliance with Title VI of the Civil Rights Act of 1964 and Equal Employment Opportunity requirements. Contractors must demonstrate SIDA experience within the past five years with active airfield operations and implement daily safety briefings and quality control programs.
