About this file

This is a Project Manual and General Requirements specification document for ISD/E Project No. 6-7-126, the MINOS High Bay Roof Replacement and Masonry Wall Repair project at Fermi National Accelerator Laboratory (Fermilab) in Batavia, Illinois. The document establishes comprehensive technical and administrative requirements for subcontractor performance.

The primary scope of work includes complete removal of existing roofing and insulation down to bare metal decking, installation of a new PVC adhered roofing system (Sika Sarnafil Adhered Assembly meeting FM RoofNav requirements 461650-0-0), and comprehensive masonry wall repairs on the north side of the MINOS Building. Roof work encompasses removal of existing trim, fascia, gravel stops, and coping; inspection and repair of metal decking as necessary; relocation of existing roof equipment; provision of new metal decking, protective pads, and all flashings and drainage accessories. Masonry repairs include investigation of water intrusion sources, removal of deteriorated coping components, installation of peel-and-stick membrane, stainless steel through-wall flashing, coping stone restoration, and tuckpointing. The subcontractor must furnish all labor, materials, equipment, transportation, overhead, bonding costs, and quality/safety oversight. The project follows a 140-calendar-day schedule with milestones: masonry investigation (Days 0-5), submittal review (Days 5-20), masonry repair and tuckpointing (Days 20-65), 30-day curing period (Days 65-95), roof replacement mobilization and execution (Days 95-125), and project completion including punchlist and demobilization (Days 125-140). FFDG furnishes 120v electrical power for hand tools and coordinates de-energization of building systems with 48-hour advance notice; subcontractor provides all other services, facilities, and temporary utilities. Key submittals required prior to Notice to Proceed include insurance certificates, bonds, project hazard analysis, cost-loaded construction schedule, project-specific quality control plan, and Environment, Safety and Health (ES&H) documentation. The specification incorporates extensive ES&H requirements including compliance with 10 CFR 851 and 835, OSHA standards, NFPA codes, and Fermilab-specific safety protocols. FFDG maintains a Construction Management Office including a Procurement Administrator (Danielle Amico, damico@fnal.gov, 630-840-3207), Construction Manager Jacquelyn Dragovich (jdragovi@fnal.gov, 630-840-5440), and supporting coordinators responsible for design, construction, and ES&H oversight. The subcontractor is required to maintain weekly progress meetings, as-built documentation, quality control punchlists, and comprehensive records of all construction activities and safety compliance.
