About this file
This is a Statement of Work (SOW) for the Minos High Bay Roof Replacement and Masonry Wall Repair project (ISD project number 6-7-126) at Fermi National Accelerator Laboratory in Batavia, Illinois.
The subcontractor must furnish all labor, materials, equipment, supervision, transportation, overhead, bonding, and quality control to complete two primary scopes of work. For roof replacement, the contractor shall remove existing roofing and insulation down to metal decking, inspect and repair the decking as necessary, remove and replace a 2' x 8' roof hatch with new metal decking, relocate and reinstall existing roof equipment, and install a new Sika Sarnafil PVC adhered roofing system meeting FM RoofNav requirements number 461650-0-0. All roofing trim, fascia, and gravel stops must be removed, while the metal roof coping at the curtain wall parapet remains protected. The contractor must furnish protective roof pads, walkway pads, equipment curbs, flashings, sumps, overflow scuppers, and associated drainage accessories. The lower roofs of Minos are excluded from scope as they remain under Johns Manville warranty.
For masonry wall repair on the North exterior wall (designed as a Fibonacci spiral), the subcontractor must conduct a scope investigation in coordination with FFDG Construction Coordinator and Architect/Project Manager to identify water intrusion sources, then submit a comprehensive repair approach summary for FFDG approval before proceeding. Work includes installing peel-and-stick membrane, stainless steel through-wall flashing with end dams, resetting or replacing coping stones, sealing coping joints, restoring drainage cavity and weeps, tuckpointing, and installing weep holes. The contractor must address conditions including missing or failed coping flashing, porous limestone, open joints, missing kerfs, deteriorated flashings, thermal-movement cracks, and unsealed penetrations. The masonry wall must remain weathertight at all times.
The project operates under five milestones spanning 140 calendar days: Milestone 0 (NTP); Milestone 1 (0–65 days, masonry wall repair including 5-day scope investigation and 10-working-day submittal review); Milestone 2 (65–95 days, 30-day curing period and final cleaning); Milestone 3 (95–125 days, roof replacement); and Milestone 4 (125–140 days, project completion including punchlist, cleanup, manufacturer inspections, warranties, as-built drawings, and owner's manuals). All personnel require Real ID and Fermilab badging, and compliance with COVID-19 requirements is mandatory. FFDG will furnish a limited quantity of face brick; the contractor must find the best match and provide samples per specification 040120.63.
