Prototypical questions through December 30

Prototypical Project Questions

1. According to our engineer the Mech RM 103 needs to be a 2 hour fire rated room, can you confirm this?

Answer: A 2 hr rating on the Mech room will work

2. Are there any HVAC specifications and ducting drawings? Will this building have a roof mounted heating and cooling system or furnace and heat pumps?

Answer: The Contractor is responsible for HVAC Plans, gas fired furnace

3. According to our engineer the kitchenette needs to be a 1 hour fire rated room with a commercial rated hood with fire suppression built in. Can you confirm this? If so then the suspended ceiling will need to be changed as well as the pass thru into the common area.

Answer: Standard rating will apply in the kitchenette, owner will be responsible for hood and/or fire suppression.

4. There are no requirements for 3 hour fire ratings on buildings of this size according to international building code. Is there a specific reason for a 3 hour fire rating on these doors? If so then the glass in the doors will need to be changed since the industry cannot provide a 3 hour fire rating on full lite entry glass doors or side lites such as the door to the common area.

Answer: A 90 min rating will suffice.

5. What is the occupancy of the common room? This may change the overall fire rating for this room and the structure itself?

Answer: Owner says there will be no more than 20-25 people in room at any given time.

6. When the group talked about LEEDs building for this project at the pre-solicitation meeting, you noted that the building was not going to be a LEED Certified project. Do you still want to build this building with LEED materials such as; crushed concrete for backfill, fly ash cement, recycled steel products, low voc adhesives, paint, cabinets, Low E with Argon windows, etc?

Answer: LEED certification is not required. However, the SOW states: Energy conservation and life cycle cost for active and passive systems must be considered to the greatest extent practical. Also, recycled or recovered “green” products must be considered and specified to the greatest extent practical.
