This drawing does not represent the current as-built status of the MER. Steam heating system has been replaced by boiler and hydronic heating accessories and water heater has been replaced. Many steam components have been abandoned in place to make space for the existing boiler, which replaced the steam heating system.

MAU is not shown but has been approximated for location. Field measurements will be required for ROM piping calculations (demo and new). Only ROM concept plan has been shown and not piping length approximations.

Area well approximately 15 feet below grade -existing boiler and water heater combustion air, and boiler and water heater flue exhaust located here

Remove all leftover abandoned steam piping and steam accessories - see SOW for approximate quantities, but KTR is responsible to bid based on their observations / measurements

Completely remove DCW, DHW, DRHW piping systems, including water heaters, storage tanks, circulation pumps, mixing valves, expansion tanks, combustion air piping, gas piping, gas regulators, gas regulator vents, etc., back to MER entrance near interior door. This includes recirculation piping back to the MER interior door. Electrical service to domestic service equipment shall be removed and new service re-installed to new equipment (water heater, circulation pumps, disconnects, etc.).

DCW

Remove existing boiler, gas piping back to gas meter (outside), HWS piping back to air separator, HWR piping to location shown, combustion air and flue exhaust piping, muffler

Make-Up Air unit (remains) -approximate location. Removal of fan motor may be necessary to bring new equipment into MER.

DCW service entry

Remove (E) 2-inch gas line serving boiler from meter outside - see Page 2

Cap this gas line at wall/ceiling

Existing electrical Panel M to remain

Water heater flue exhaust pipe (metal) - Design team may re-use if functional and uncompromised; otherwise, remove water heater flue exhaust and route new water heater flue exhaust through mechanical area well. If cannot re-use, cap at mechanical room ceiling and at exterior termination.

Remove glycol feeder tank system, including all piping back to POC on HWR and CHWR pipe

Remove (E) gas meter and 2" gas pipe to (E) boiler in mechanical room. This meter and gas pipe is currently dedicated to only the boiler. Remove existing gas energy meter and replace with new.
