Summary of Design Standards Document

This document is a design standards guide that establishes specifications for building placement, configuration, and street design. Figure 5.1 outlines standards for Administrative/Mixed-Use/HQ Building Efficient Services (BES), specifying ground floor uses (administrative and community support or commercial), upper floor uses (office or sheltered housing), and placement requirements. Buildings with controlled perimeters must maintain 16 feet or minimum achievable ATFP setback from roads, while buildings without controlled perimeters require 16-20.5 feet setback from roads and 16 feet 5-8 meters from parking. Adjacent building setbacks are 15-30 feet with 4.6-9.2 meter allowances. Parking should be located behind facilities away from street level where possible, with building mass requirements specifying 46-48 feet width for administrative or BES uses.

Height standards indicate minimum floors per the Regulating Plan with a 14-foot minimum first floor ceiling and 10-foot minimum floor-to-floor height. Fenestration guidelines require 30-40 percent window ratio for upper floors and 50-70 percent for lower floors with specifications deferred to BEAP. Roof styles include gable, hip, and flat options. Figure 5.5 establishes Secondary Two-Lane Undivided Roadway standards with 40-56 foot overall width, 11-12 foot travel lanes, 52-54 foot both-way travel lanes, 30-50 foot tree spacing, and 20-30 foot light spacing. Sidewalks require minimum 6-foot separation from roadways, and curb zones include planting strips, tree boxes, and paved segments with recommended 6-foot width. Building setbacks must achieve minimum allowable ATFP standards with average street tree spacing of 30-50 feet.
