Statewide Contract CN202, Task Assignment 38

Project Objective: Michael Baker International (MBI) has been asked to provide necessary design plans for the electrical and HVAC renovations at the D5 admin building located in Hobe Sound, FL. As part of this design, an electronic gate has been requested at the entrance to this building. The scope includes preparation of a biddable plan and specification set, along with water management district (WMD) exemption request, and post-design assistance, to include meeting attendance, RFI responses, and limited site visits/inspections. Hazardous materials inspections will be added at the 90% plan stage once the extents of the building renovations are known.

In addition, a detail will be provided for a new motorized entry gate with security keypad and card reader. The gate power source will be served from the new panel installed under the main building renovations.

HVAC/MECHANICAL DESIGN:

Replacement of existing 4-ton split dx air-conditioning system: design will be provided for the replacement of the existing split dx unit serving the south offices. The existing indoor fan-coil unit does not provide outdoor air ventilation. A wind-rated outdoor air intake louver and duct to meet the ventilation requirements of the Florida Mechanical Code (ASHRAE 62.1 – 2017) will be added, along with a new wall-mounted programmable thermostat.

The new outdoor unit will be a high efficiency heat-pump with coated condenser coils and fins for corrosion protection. AVCON will perform cooling and heating load calculations to validate the system capacity. A new condensate drain will be routed to an inconspicuous location outside the building. A duct smoke detector will be installed if necessary, to meet Code requirements.

STRUCTURAL DESIGN:

Structural Design shall be provided to detail new housekeeping pads for new HVAC equipment as well as detailing new exterior wall openings.

Assumptions:

1. One site visit is included at the 90% plan submittal stage to meet with FDEP staff to discuss the proposed design and coordinate further lead and asbestos inspections based on the proposed design with MBI subconsultants. Lead and asbestos survey is not included in this scope of services.

2. FDEP shall provide any available electronic PDFs of scanned building blueprints (as-builts).

Deliverables:

MBI will provide FDEP with a pre-final (90%) set of plans, specifications, and engineers cost estimate for review in electronic .pdf format. Once reviewed, any comments will be addressed in the final submittal.
