About this file
This document is a Questions and Answers Round 2 for federal contract 636A8-24-001, a dialysis clinic renovation project. The Q&A addresses 23 clarifications submitted by contractors regarding design specifications, construction requirements, and project scope.
Key clarifications address electrical specifications (removal of inapplicable conduit labeling requirements), flooring materials (vinyl tile fully adhered as typical), grab bar support details (VA standard specifications requiring modified stud spacing), and fixture specifications. The document clarifies that existing storage bins are Par Excellence Systems (with photographic reference provided), TV bracket basis of design is MOUNT-E-FD70 with wall/column mounting preferred per addendum, and dialysis area floor-to-roof-deck height is 11'-5 1/2". Regarding plumbing and mechanical systems, answers confirm facility storm piping specifications will be in section 22 14 00 per addendum, no fixtures will exceed 140-degree Fahrenheit wastewater temperatures, and keynote 4 on 1-P8 should reference a two-compartment sink rather than three. Medical gas certifications are contractor responsibility per specification section 226300. Additional clarifications address RO (reverse osmosis) equipment responsibilities (owner-provided per addendum revision), mixing valve installation as exposed wall-mounted connections with salvage to owner at project completion, construction phasing references (section 01 00 00-1.6-H), and working hours (per statement of work). Multiple answers reference upcoming addendum revisions for detailed clarification on RO piping, keynote equipment identification, and other technical specifications.

Answer 1A – This note was removed from the sheet as it's not applicable to this project.
Question 2A – Reference Sheet A-4A Room 5S09 and note FL8. Please provide brand name and/or photos of information to identify the existing storage bins. The new storage bins are to match and the information to match is needed.
Answer 2A – Existing storage bins are Par Excellence Systems, see pictures
Q&A’S ROUND 2
Question 3A – Reference Sheet 1- A3, Note DE3 is the only note that would indicate flooring demolition. The demolition pages do not identify the flooring to be demolished. Please note type of flooring to be removed in each room (sheet vinyl, ceramic, vct, carpet etc..).
Answer 3A – See keynotes on sheet 1-A2. Typical floor is vinyl tile, fully adhered.
Question 4A – Reference Sheet 1-A20 Equipment List A5215 TV Bracket Ceiling Mounted.
There is no specification for the ceiling bracket. Can you provide information on the basis of design?
Answer 4A – Basis of Design for TV Bracket is MOUNT-E-FD70. Addendum is revising TV locations; most should be mounted to a wall or column wherever possible
Question 5A – Can you provide the total height from the floor to roof deck for the Dialysis area?
Answer 5A – Per record drawings received by A/E, floor to top of roof deck is 11'-5 1/2". Deck is 4 1/4" thick.
Question 6A – Reference sheet 1-A11 details 8 and 9. These details show tube steel from floor to deck as support for grab bars. The details require a thru bolt to mount the grab bars to the tube steel. There is not a layout shown for these on the floor plan pages. It is very likely these will land in a location of a stud. What is the detail for locations that the tube steel lands in the space required for typical stud spacing? Secondly, please clarify the bolt? The shown thru bolt cannot be used as the wall will require drywall prior to mounting handrails.
Answer 6A – Grab bar support is VA standard. Typical stud spacing should be modified to accommodate. A/E is not responsible for means and methods of construction.
Question 7A – Reference sheet 1-A10 Detail “Partition Blocking-Backing Types” Blocking type “B” includes handrails up to 250#. Can you clarify which handrails are to be rated up to 250#?
Can this detail be used for grab bar installation and details 8 and 9 on sheet 1-A11 be eliminated for grab bars?
Answer 7A – All handrails to use grab bar support.
Question 8A – Reference specification 10 28 00 and sheet 1-A20 Equipment Schedule. There is no basis of design for any of the toilet accessories. Please provide the basis of design.
Answer 8A – VA is providing the toilet accessories
Question 9A – Can you provide as-built drawings of the fire suppression for the areas of construction?
Answer 9A – See attached SOC drawings
Question 10A – Can it be clarified the working hours for this project? The Statement on the Work Construct “Renovate Dialysis” document says one thing and the Technical Specifications section 01 00 00 says another.
Q&A’S ROUND 2
Answer 10A – Follow statement of work for hours
Question 11A – Can it be clarified that contractors are to reference section 01 00 00-1.6-H in regard to phasing noted construction phasing general notes #1 on 1-I4 of the plans and not the Statement of Work Construct “Renovate Dialysis” document that has differing phasing?
Answer 11A – See specs and addendum items for most accurate phasing information.
Question 12 A – Can it be clarified why Construction Phasing General Notes #1 on 1-I5 references section 01 00 00-1.6-G Phasing? When section 01 00 00-1.6-G is Utilities Services not section 01 00 00-1.6-H Phasing
Answer 12A – Construction Phasing General Notes #1 on 1-I5 should reference section 01 00 00-1.6-H Phasing.
Question 13A – Can it be clarified if there are any specifications for work on the 4th floor that fall outside of the limits of construction encircling on 1-I5 of the plans? Specifically, the case managers room 4S10.
Answer 13A – Fourth floor above ceiling plumbing for sink in Ante Room 5S04A is within the area indicated by the question.
