About this file
This is a preventive maintenance checklist for unit heaters (gas/oil fired) related to a one-year HVAC repair contract opportunity with the Maryland State Housing Authority (SHA) at the Centreville facility on the Eastern Shore.
The checklist outlines two categories of maintenance service requirements: quarterly tasks and seasonal tasks. Quarterly maintenance includes checking fan belts for tension, alignment, and wear; inspecting access panels; verifying thermostat and sensor accuracy; inspecting for vibration and unusual noises; checking bird screens and outside air hoods; inspecting for fuel leaks; and changing oil filters. Seasonal maintenance encompasses verifying the sequence of operation, tuning burners and replacing electrodes/nozzles/seals/gaskets, replacing oil/fuel filters and nozzles, verifying safety and auxiliary controls, cleaning strainers, adjusting regulators and pressure-reducing valves, testing interlock controls, verifying actuator operation, checking flue temperatures and inspecting for leaks/cracks, inspecting and tightening electrical connections, lubricating bearings/fans/motors, cleaning intake screens, inspecting fan wheels and blades, and inspecting structural equipment supports for corrosion and damage.
The document serves as a performance standard and service specification for contractors bidding on the SHA Centreville HVAC repair and preventive maintenance contract. No specific pricing information, set-asides, award dates, or response deadlines are included in this checklist document. Contractors should reference the primary solicitation for complete contract terms, pricing requirements, and submission details.
