About this file

This is a Rooftop Unit Checklist document supporting an HVAC repair and preventive maintenance contract for the State of Maryland's SHA Centreville facility on the Eastern Shore. The checklist establishes comprehensive maintenance standards for rooftop HVAC units, divided into quarterly and seasonal changeover service requirements. Quarterly maintenance tasks include air filter replacement, fan belt inspection, refrigerant checks, access panel verification, static pressure control sensor operation, ductwork inspection, drain pan evaluation, condensate line inspection, vibration and noise assessment, moisture eliminator and bird screen inspection, flexible duct connection review, and coil inspection and cleaning. Seasonal changeover procedures encompass verification of operation sequences, variable frequency drive functionality, burner tuning with electrode and nozzle inspection, fuel train evaluation, combustion measurements including draft, carbon dioxide, oxygen levels, stack temperature, smoke density, and carbon monoxide readings, safety control verification, gauge replacement, supply air temperature measurement, strainer cleaning, regulator and valve adjustment, compressor motor ground resistance measurement, interlock control testing, actuator operation verification, flue inspection and cleaning, coil washing, secondary heat exchanger cleaning, electric connection inspection and tightening, bearing and motor lubrication, motor amp draw recording, damper lubrication and adjustment, motor intake screen cleaning, fan wheel inspection, and structural equipment support assessment for corrosion and damage.

The document does not specify pricing terms, contract duration, renewal options, set-asides, incumbent contractor information, funding sources, or other financial details. The checklist serves as a technical specification document outlining the scope of work and performance standards required for HVAC maintenance services under the one-year repair contract for SHA Centreville, with no information provided regarding bid response dates, award dates, or site visit requirements.
