About this file

This is an Emergency Repair and Healthy Homes Price Sheet issued by the City of Detroit Housing & Revitalization Department, establishing fixed pricing for residential rehabilitation services. The document provides standardized unit pricing across multiple trade categories including building, electrical, mechanical, and plumbing work. Services encompass a broad scope of home repairs and improvements, such as HVAC system replacement, foundation repair, roofing installation, plumbing updates, window replacement, electrical system upgrades, flooring installation, exterior work including porches and railings, chimney repair and removal, masonry work, and interior finishing carpentry. The pricing schedule itemizes costs by trade code, unit of measurement (linear feet, square feet, each), and fixed dollar amounts, with some items designated as "priced on site" pending project-specific assessment. The price sheet was finalized on March 31, 2022, and remains valid through March 31, 2023.

Contractors accepting work under this price sheet agree to comply with all applicable building codes, the City of Detroit Housing and Revitalization Department's Contractor Performance Standards, and relevant federal regulations including OSHA construction standards and EPA lead paint guidelines. All materials and workmanship must meet minimum specified standards, with measurements and quantities verified during initial property walk-throughs. Contractors are responsible for debris removal and job site cleanup throughout the duration of work. The pricing structure accommodates customization for individual properties, with provisions for change orders when conditions discovered during work differ from initial specifications. Contractors must sign and return the finalized price sheet to proceed with new contracts, and the document is subject to modification per the established Procurement Policy.
