8 Part 3, Chapter 4
4.0 Space
Tabulation
"The Parachute Maintenance with Paraloft 4.0
Space Tabulation includes a line item for Canopies
(3 @ 40 s.f. each), but neither the Chapter 5 Room
Requirements nor the Part 6 Attachments, Chapter
C Affinity Diagrams for the referenced building show any indication of where these canopies are to be located. Please confirm the following:
a) Is the intent that one of these canopies is to serve the main building entry?
b) Please confirm the 'Main Entry' is intended to be on the East side of the building.
c) Please confirm the intended location for the 4.0
Space Tabulation identified 'Canopies'.
Overhangs would occur at overhead door connector's referenced in the Part 6, Chapter
C, Affinity Diagrams. Canopies are not identified in the room requirements because canopies are not inside rooms. (a) yes. (b) yes. (c) Reference Part 6, Chapter
C, Affinity Diagrams.
Part 6, Chapter C
Affinity
Diagrams
The Combined Vehicle Maintenance Facility and
Boat Operations Facility and
Electrical/Communications Facility Affinity
Diagram page does not include a Space Inventory key found on the other building Diagram sheets.
Rooms may be identified by facility group (e.g.
Boat vs. Vehicle vs. Elec/Comm) but many of the rooms are small and not labeled with a name which makes aligning it with the 4.0 Space Tabulation /
Ch 5 Room Requirements difficult. Please provide an updated Diagram sheet with a Space Inventory key.
See attached affinity diagram with
Space Inventory. Amendment

Vehicle Maintenace Facility &
Boat Operations Facility
Part 3, Chapter 5
Room
Requirement s
The Parachute Maintenance with Paraloft Room

The square footage for this space is not accounted for in the 4.0 Space Tabulation of the referenced building. Please confirm the following:
a) Confirm this room is required.
b) If required, will the floor area needed to accommodate the Ch 5 Room Requirements be added to increase the overall building gross square footage, or will it be taken out of another program space?
Mother's Room is not required in the Parachute Maintenance with
Para loft facility.
Room
Requirement s
The Supply Warehouse Room Requirements includes pages for a Fire Pump Room. The square footage for this space is not accounted for in the
4.0 Space Tabulation of the referenced building. It
is understood that this room is a requirement thus confirmation is required to know if the floor area for this room (approx. 12x20) will be added to increase the overall building gross square footage, or if it will be taken out of another program space?
Area required for a fire pump room is to be subtracted from the grossing factor.
Room
Requirement s
The Parachute Maintenance with Paraloft Room
Requirements page for the HRST room includes
Special Dimensions of 13'x38' which equals 494 square feet. The 4.0 Space Tabulation for the referenced building indicates the HRST room is a net of 255 square feet. Please confirm the following:
a) Which square footage/ room size is correct?
b) If the room footprint increases to 13'x38' (a delta of 239 s.f. from 4.0 Space Tabulation) will this area be added to increase the overall building gross square feet, or will it be taken out of another program space?
255 sf is correct.
3 Part 1 Description of the Work
This section indicates that the "Building
Architecture should be Georgian or Colonial revival in classification as defined by the BEAP

Part 6 Attachments, Ch C, Affinity bubble diagram for the referenced building identified shows two separate telecom rooms. It is understood that two
(2) telecom rooms are required for this facility thus confirmation is required to know if the floor area for this room will be added to increase the overall building gross square footage, or if it will be taken out of another program space?
Based on the total square footage, two telecom rooms are required.
Area required for a second telecom room is to be subtracted from the grossing factor.

Chapter 6
ESR B20
B201001 Exterior Enclosure states, "Provide
Exterior Closure system to match the exterior of surrounding buildings in the Complex. The architectural style is described in the Base Exterior
Architectural Plan (BEAP). The Installation Wide
Design Guidelines establishes the massing, character, and material for the Common District at
Wallace Creek. These guidelines also require other building design consideration such as “Entrances must be formal, clearly identifiable and located toward the most common approach, preferably facing the public way or open space, security requirements, and anti-terrorism standards”. The
Part 6, Ch C Affinity Diagrams provided for
Supply Warehouse and the Parachute
Maintenance with Paraloft facilities indicate, what are interpreted to be, primary building entrances location far from center on the building facade, which does not meet the formal symmetry typical of the prescribed BEAP Georgian and Colonial
Revival styles.
Please confirm:
a) this design deviation is intentional or,
b) the building layout requires adjustment to better centralize the main building entries in compliance with design guidelines outlined in the BEAP
Georgian and Colonial Revival styles.
Affinity diagrams illustrate preferred functional relationships.
The contractor must comply with requirements outlined in the
BEAP.
Chapter 6
ESR B20
B201001 Exterior Enclosure states, "... The architectural style is described in the Base Exterior
Architectural Plan (BEAP). The Installation Wide
Design Guidelines establishes the massing, character, and material for the Common District at
Wallace Creek.... Wallace Creek is listed as a
'Special District' in the BEAP, 2.3 Visual
Environment Defined, Part 2.3.1. Found nowhere within the BEAP is the term 'Common District' applied to Wallace Creek. Please confirm if there are any additional 'Common District' design guidelines that should be applied to the exterior building design of the facilities in this project.
Common district requirements are found in the BEAP para.4.0.
Wallace Creek is a special district so common district requirements do not apply.
Room
Requirement s
The Supply Warehouse Room Requirements
Uniformat Section C101005 of the Admin room indicates a requirement for 'fixed interior windows to view Warehouse'. The Part 6, Chapter C
Affinity Diagram for the referenced building shows rooms located between the Admin and Warehouse areas preventing installation of windows and meeting the C101005 requirement. Please confirm the Affinity Diagram requires adjustment to meet the Chapter 5 C101005 Room Requirement for windows from the Admin area to the adjacent
Shipping Receiving Co Issue warehouse area.
Comply with requirement to provide windows between administrative space and
