General Notes:

1. Renovations and improvements shall be complete in every respect, properly operating and ready for use.

2. The performance of renovations and improvements shall be coordinated and scheduled to avoid disrupting and jeopardizing ongoing research.

a. Contractor shall coordinate with responsible NCAUR staff any orderly shutdown of scientific equipment, machines and computer equipment as needed for the performance of the contracted work.

b. Contractor shall coordinate with responsible NCAUR staff any moving of scientific equipment, machines and computer equipment as needed for the performance of the contracted work.

3. When renovations and improvements are performed within a Owner occupied space;

adequate protection of sensitive equipment, machines and computers shall be implemented.

4. Prior to submitting a proposal; Contractor shall verify existing conditions.

5. Contractor shall utilize appropriate personal protection equipment (PPE) during the performance of the Work.

6. New and renovated installations shall be labeled in accordance with ANSI standards.

Standard Requirements – Miscellaneous Installations:

1. Where strut channel is installed, protective cap on each end of strut channel run shall be included in the installation.

2. The area immediately above any lab sink shall be kept free of conduit runs, piping runs and other installations. The area immediately above lab sink(s) is reserved for glassware drying racks and other similar installations.

3. Where new penetration or opening of a wall, ceiling or floor occurs during the performance of renovation and/or improvement; the penetration/opening shall be closed and sealed using material and in manner to restore originally intended fire rating (i.e.

opening shall be fire caulked).

4. When new concrete is placed and the installation contains imbedded items; the imbedded items shall be constructed of corrosion resistant material(s) or shall be treated in a manner to prevent corrosion.

Standard Requirements – Demolition:

1. When demolished material is accumulated during the performance of renovations and improvements; demolished material shall be removed and legally disposed.

2. Where existing installation becomes abandoned during the performance of a renovation and/or improvement and this existing installation is readily accessible (i.e. exposed installation or above accessible suspended ceiling); the existing installation shall be removed.

3. Removal of existing installation(s) shall include the removal of associated mounting hardware and patching holes from hardware removal.

Standard Requirements – Excavation and Backfill:

1. Provide excavation(s) to elevations and dimensions needed for the renovations and/or improvements being implemented.

2. Contractor shall locate all known existing underground utilities prior to any excavation.

The Contractor shall be responsible for repairs to any known utility lines and existing installations that are damage as result of the excavation and backfill operations.

3. Shoring and bracing of excavations shall be provided in accordance with applicable OSHA standards and to prevent undermining foundations and slabs.

4. Excavations shall be kept free from water.

5. Unless noted otherwise, excavated material that is that is free of vegetation, debris, sod, mulch and concrete materials may be used as backfill material (i.e. suitable excavated material). Remaining excavated material shall be removed from the facility and legally disposed of. Suitable excavated material shall be stockpiled in location agreed upon with Owner.

6. Prior to starting any backfilling; coordinate with Owner to allow review of underground installations prior to starting any backfilling.

7. All backfill material needed to restore excavated areas to finished and/or specified grades shall be provided. Where suitable excavated materials are not available in sufficient quantity for the excavations, Contractor shall furnish the additional backfill material needed. New backfill material shall be free of vegetation, debris, sod, mulch and concrete materials.

8. Backfill material shall be placed in 6 inch lifts and shall be compacted to minimize latter settlement. Unless noted otherwise; backfill material shall be compacted to 95 percent of ASTM D 698.

9. A 6” layer of selected top soil shall be placed over all excavated areas. The top soil shall be placed in manner to allow for later settlement.

Standard Requirements – Sidewalk Repairs / Replacement:

1. For any sidewalk repair / replacement; Contractor shall prepare sub-grade prior to placing new concrete. Contractor shall thoroughly compact native soil; shall place aggregate base course and compact to 95% maximum dry density. The sub-grade shall be moistened just before placing concrete for new sidewalk

2. Unless noted otherwise, new sidewalk shall be 4” thick, Portland Cement Concrete Type SI, reinforced with polypropylene fiber at 1.5 lbs / cubic yard and with 3500 psi compressive strength at 14 days for any sidewalk replacement. New sidewalk shall match width of existing sidewalk.

3. Unless noted otherwise; new sidewalk shall be divided by grooves constructed at right angles to the centerline of the sidewalk. Grooves shall be provided at 5’-0” spacing.

Grooves shall extend to ¼ the depth of the sidewalk, shall be 1/8” to 1/4” wide, and shall be edged with edging tool having a ¼” radius.

4. Unless noted otherwise; edges of new sidewalks shall be edged with edging tool having a ¼” radius.

5. Unless noted otherwise; expansion joints shall be provided where new sidewalk abuts to existing sidewalk. Expansion joint shall be ¾” thick preformed joint filler with a bead of self leveling urethane sealant. Joint filler shall be installed from sub-grade to ½” below top surface of sidewalk; sealant shall be installed from top of joint filler to top surface of sidewalk.

6. After concrete has been cured, the spaces along the edges of sidewalk shall be backfilled with top soil. The top soil shall be compacted until firm and the surface neatly graded.

Standard Requirements – Painting:

1. The performance of painting activities shall include preparation of surfaces (i.e. patching holes, mars, etc); application of primer and application of finish coat(s).

2. Unless noted otherwise; Contractor shall coordinate color of paint to be used with Owner.

3. Unless noted otherwise; Contractor shall remove and re-install existing mechanical and electrical equipment covers located the area of a paint activity (i.e. remove radiator covers, power panel covers, receptacle covers, light switch covers, etc to prevent these items being “painted” to wall). If these items are to be painted as part of the paint activity; these shall be painted independently after removal and allowed to cure prior to re-installation.

4. Unless noted otherwise; latex caulking shall be applied to all edge trims in the area of a paint activity.

Standard Requirements - Plumbing Installations:

1. New and renovated plumbing piping installations shall meet or exceed the requirements of the latest edition of ICC International Plumbing Code.

2. New and renovated domestic (potable) water installations shall be “lead free” type complying with the requirements of “Reduction of Lead in Drinking Water” (i.e.

permissible level of lead in the wetted surfaces of pipes, piping fittings, piping components and fixtures shall be restricted to a weighted average of not more than 0.25%).

3. New and renovated piping installations shall be routed parallel to and at right angles to structural elements in neat, level / plumb, workmanlike manner.

4. Unless noted otherwise; new piping for domestic (potable) water shall comply with ASTM B88 and shall be rigid copper tubing, Type L with solder joint fittings complying with ANSI B16.18 or ASME/ANSI 16.22. Solder shall be lead-free, code compliant type.

Dielectric fittings shall be provided for connection of existing piping systems of dissimilar materials. In lieu of solder-joint type fittings; compression type fittings may be used;

Viega ProPress series or approved equal.

5. Unless noted otherwise; new shut off valves for domestic water installations shall be lead free type, full port ball valve type, MSS SP-110, ASTM B-62 bronze body valve body rated 600 psi non-shock cold working pressure; equipped with quarter turn handles, PTFE seats and seals, chrome plated brass ball, blowout proof stems; NIBCO or approved equal.

6. Unless noted otherwise; new drain piping shall be acid-resistant DMV pipe with fittings and couplings of mechanical, bell and spigot or fusion type joints.

7. Unless noted otherwise: pipe hangers and supports for domestic water and drain piping systems shall comply with MSS-SP-58 and MSS-SP-69. For domestic water installations; pipe hangers and supports shall include provisions such that piping system is completely insulated through hanger / support. Vertical piping shall be supported at not more than 10 foot intervals and at each floor. Horizontal piping shall be supported at not more than 6 foot intervals. In addition, supports shall be located within 12” of joints at each change of direction and within 18” of joints for straight runs.

8. Unless noted otherwise; new and renovated domestic water piping system(s) shall be completely insulated piping system(s).

9. New and renovated new piping systems shall be tested for leaks with corrective measures implemented when leaks are identified. Testing shall be performed prior to installing any pipe insulation. In addition; Owner shall be notified appropriately to allow inspection of piping installation(s) prior to insulating and to allow observation of testing (if desired).

10. New and renovated piping systems shall be labeled to provide clear indication of use and direction of flow. Labeling shall be applied after pipe insulation has been installed and is complete.

Standard Requirements for Chilled Water Piping Installations:

1. New and renovated piping installations of chilled water supply (CWS) and chilled water return (CWR) lines shall meet or exceed the requirements of the latest edition of ICC International Plumbing Code.

2. Unless noted otherwise; new piping for CWS and CWR lines shall be copper tubing, Type L complying with ASTM B88. Piping shall be routed parallel to and at right angles to structural elements in neat, level / plumb, workmanlike manner. Contractor shall provide all mounting hardware for proper support of piping system.

3. Unless noted otherwise; pipe hangers shall be provided at change of directions and at maximum spacing of 6 feet for CWS and CWR piping with nominal pipe size of 1” or less. In addition, pipe hangers shall be located within 12” of joints at each change of direction and shall be located within 18” of joints for straight runs. Pipe hangers and supports shall include provisions such that piping system is completely insulated through hanger / support.

4. Unless noted otherwise; pipe hangers shall be provided at change of directions and at maximum spacing of 10 feet for CWS and CWR piping with nominal pipe size of 3” or more. In addition, pipe hangers shall be located within 12” of joints at each change of direction and shall be located within 18” of joints for straight runs.

5. Unless noted otherwise, fittings for CWS and CWR lines shall be wrought copper solder-joint type conforming to ASME/ANSI B16.22. Solder shall be lead-free, code compliant type. In lieu of solder-joint type fittings; Contractor may use compression type, Viega ProPress series or approved equal.

6. Unless noted otherwise; new shut off valves shall be full port ball valve type, MSS SP- 110; ASTM B-62 bronze body; equipped with quarter turn handles, PTFE seats and seals, chrome pate brass ball, blowout proof valve stems; NIBCO or approved equal.

7. When a final flexible connection of CWS and CWR lines to equipment is needed or required; flexible hose shall be industrial grade, water service type of seamless rubber tubing with molded nonferrous wire braid unless noted otherwise. In addition, all fittings and accessories to make connection to piping system and to equipment shall be provided.

8. Unless noted otherwise; new and renovated CWS and CWR water piping system(s) shall be completely insulated piping system(s).

9. New and renovated new CWS and CWR piping systems shall be tested for leaks with corrective measures implemented when leaks are identified. Testing shall be performed prior to installing any pipe insulation. In addition; Owner shall be notified appropriately to allow inspection of piping installation(s) prior to insulating and to allow observation of testing (if desired).

10. New and renovated CWS and CWR piping systems shall be labeled to provide clear indication of use and direction of flow. Labeling shall be applied after pipe insulation has been installed and is complete.

General Requirements for DI Water Piping Installations:

1. New and renovated piping installations for DI water shall meet or exceed the requirements of the latest edition of ICC International Plumbing Code.

2. Unless noted otherwise; new DI piping system shall be un-pigmented, high purity PVDF pipe with compatible PVDF fittings and components. Pipe and fittings comply with ASTM D 3222. Piping shall be routed parallel to and at right angles to structural elements in neat, level / plumb, workmanlike manner. Provide all mounting hardware for proper support of piping system.

3. Unless noted otherwise; pipe hangers shall be provided at change of directions and at maximum spacing of 6 feet. In addition; pipe hangers shall be located within 12” of joints at each change of direction and shall be located within 18” of joints for straight runs.

4. Unless noted otherwise; shut off valves shall be ball type and compatible with high purity PVDF piping.

5. When final flexible connection of DI line to equipment is needed or required; flexible hose shall be high purity PVDF type. Flexible hose shall be sized to match connection at equipment. In addition, all fittings and accessories to make connection to piping system and to equipment shall be provided.

6. New and renovated DI piping systems shall be tested for leaks with corrective measures implemented when leaks are identified. In addition; Owner shall be notified appropriately to allow inspection of piping installation(s) and to allow observation of testing (if desired).

7. New and renovated DI piping systems shall labeled to provide clear indication of use and direction of flow.

General Requirements for Laboratory Gas Piping Installations:

1. New laboratory gas piping installations shall meet or exceed the requirements of the latest edition of ICC International Plumbing Code.

2. New laboratory gas piping and components shall be rated for the laboratory gas that it distributes.

3. Unless noted otherwise, new piping for laboratory gas piping system shall be 3/8” stainless steel tubing with compression type connectors and fittings. Piping shall be routed parallel to and at right angles to structural elements in neat, level / plumb, workmanlike manner. Provide all mounting hardware for proper support of piping system.

4. Unless noted otherwise, pipe hangers for laboratory gas piping shall be provided at change of directions and at maximum spacing of 6 feet. In addition, pipe hangers shall be located within 12” of joints at each change of direction and shall be located within 18” of joints for straight runs.

5. Unless noted otherwise; new shut off valves for laboratory gas piping installations shall be ¼ turn, stainless steel, ball type shut off valves.

6. New and renovated laboratory gas piping systems shall be tested for leaks with corrective measures implemented when leaks are identified. In addition; Owner shall be notified appropriately to allow inspection of piping installation(s) and to allow observation of testing (if desired).

7. New and renovated laboratory gas piping systems shall labeled to provide clear indication of use and direction of flow.

Standard Requirements for Pipe Insulation Systems:

1. Where pipe insulation is specified for a piping system, the new and renovated pipe insulation system shall be complete in every respect and ready for use.

2. Unless noted otherwise; new exterior pipe insulation system shall be mineral fiber, Type

1 complying with ASTM C 547, 2.5” thick, preformed pipe insulation with aluminum jacket. Aluminum jacket shall be minimum 0.016” thick, Temper H14 and shall comply with ASTM B 209 with stainless steel bands.

3. Unless noted otherwise; new interior pipe insulation system shall be mineral fiber, Type 1 complying with ASTM C 547, 1” thick, performed pipe insulation with vapor barrier and all purpose, reinforced fire retardant jacket with white surface unless noted otherwise.

4. Where pipe insulation is needed or required on flexible hose; new pipe insulation shall be ¾” thick, flexible elastometric, closed -cell rubber insulation (split) with adhesive strip. Fit insulation on hose to insulate hose to the greatest extent possible.

Standard Requirements for Electrical Installations:

1. New electrical installations and renovations shall meet or exceed the requirements of the latest edition of the National Electrical Code (NEC) unless otherwise noted.

2. Unless otherwise noted; conduit and wiring shall be used to route electrical circuits.

3. New electrical conductors shall be 600V, 90 degree C, copper, Type THHN/THWN complying with UL83. Conductors shall be stranded type. All conductors shall be color coded and wire labels shall be installed for easy identification. Match color coding currently used at the facility.

4. For applications identified below; new conduit / raceways / electrical boxes shall comply with the following unless noted otherwise:

a. Indoor, exposed: EMT

b. Indoor, concealed above ceilings and within interior walls and partitions: EMT

c. Indoor, connection to vibrating equipment (including transformers and motor driven equipment): FMC, except use LFMC in damp or wet locations.

d. Indoor, damp or wet location: EMT with rain tight fittings.

e. Indoor, boxes and enclosures: NEMA 250, Type 1 except NEMA 250, Type 4 in damp or wet locations (i.e. where splashing of water and hose directed water is likely to occur).

f. Outdoor, exposed conduit: EMT with rain tight fittings

g. Underground conduit: PVC, Schedule 40. Use PVC coated, rigid steel elbow / conduit at stub ups to above ground; provide transition from PVC, Schedule 40 to rigid steel with fitting designed for this purpose. PVC coated steel conduit shall extend minimum 12” above finished grade unless noted otherwise.

h. Outdoor, connection to vibrating equipment including transformers and motor driven equipment): LFMC

i. Outdoor, boxes and enclosures: NEMA 250, Type 3R.

5. When conduit size is not specified or noted otherwise; conduit shall be sized in accordance with NEC except minimum size shall be ¾”.

6. Install conduit / raceway systems in neat, level/plumb, workmanlike manner; secure and support conduit / raceway systems from structure in accordance with NEC.

7. Exposed conduit shall be installed with conduit parallel to and at right angles to nearby surfaces or structural members.

8. Unless noted otherwise; underground conduit shall be installed a minimum 24” below finished grade.

9. Fittings for all types of conduit / raceway systems shall be UL listed for the type and size of raceway with which the fitting(s) is used, and for the application and environment in which the fitting(s) is installed.

10. EMT shall be zinc coated steel, electrical metallic tubing complying with ANSI C80.3 and Article 358 of National Electrical Code. Fittings shall be steel compression type complying with UL514B.

11. FMC shall be zinc coated steel, flexible metal conduit comply with Article 348 of National Electrical Code.

12. LFMC shall be liquid tight, flexible metal conduit with PVC jacket complying with Article 350 of National Electrical Code.

13. PVC shall be rigid polyvinyl chloride conduit, Schedule 40 complying with Article 352 of National Electrical Code.

14. All new electrical boxes and enclosures shall be of proper size and shape for conduits entering them and shall be NEMA rated for their application and environment in which installed. All new electrical boxes shall be secured with appropriate hardware; support shall be independent of raceway system.

15. All electrical wire connections shall be designed for the specific application and shall be UL listed for use with the material of the conductors.

16. Solidly ground all new and renovated electrical installations with green, insulated equipment ground conductor (do not use conduit as the grounding method). Install green, insulated equipment ground conductor in all new conduit and wiring runs.

17. New and renovated electrical installations shall be labeled.

a. Power Panels: Provide label on outside of door indicating panel name, voltage, phase, power source which equipment is fed from, phasing color coding. In addition, provide Arc Flash Warning sticker on outside of door.

b. Safety switches / motor starters / electrical equipment: Provide label on outside of door indicating voltage, phase and power source which equipment is fed from.

c. Receptacles / light switches: Indicated panel and circuit number which device is fed from.

d. When circuiting revisions occur (i.e existing circuiting is modified or new circuits are added); the panel directory of the associated power panel shall be updated to reflect the circuiting revisions.

18. Lighting:

a. When new light fixture is installed or when ballast / lamps are replaced at existing light fixture(s); the ballast and / or lamps shall be marked to indicate the date of installation.

19. Miscellaneous:

a. When new tie wraps are installed (i.e. via replacement or new install); new tie wraps shall be black plastic type.

b. Multiple motor installations in the mechanical attic space of the main laboratory building

(Building 1) consist of a motor with flexible cord and plug/receptacle electrical connection. When one of these motors needs to be replaced or associated flexible cord needs repair and/or replacement; the repair/replacement shall include providing new flexible cord, incorporating twist lock receptacle; and incorporating twist lock plug with strain relief.

c. When receptacle circuits are renovated or when new receptacle circuits are routed; the installation(s) shall incorporate provisions for harmonics. The installation of dedicated neutral conductor for each receptacle circuit shall be provided where feasible (i.e.

preferred method). As secondary method; the installation of an oversized neutral conductor shall be incorporated.

d. When Contractor has a power panel cover removed; Contractor shall have a representative within the immediate area (i.e. within line-of-sight) of the power panel at all times unless an Owner agreed upon, appropriate protective measure is employed.

In addition, the Contractor shall place “Men at Work” yellow barricades to isolate the area of work around the power panel.

e. When circuiting revisions occur (i.e. existing circuiting is modified or new circuits are added); power panel directories shall be updated to reflect the changes.
