QUESTION AND ANSWER 1
Q1: We note that there are two (2) alternates to be quoted. Please issue an alternate proposal form indicating the list of deductive proposals and how they are to be quoted. We assume that there will be three (3) total prices to be quoted in the order of the deductive alternates to be considered if the budget is exceeded.
A2: There are NOT two (2) alternates to be quoted. Page 1 of the Solicitation states as follows:
The drawings and specifications for this project may contain references to deducted work. All references to deducted work are to be ignored.
QUESTION AND ANSWER 2
Q2: We note that there is a Signage specification, but we cannot find a signage schedule on the drawings. What new signage is required as part of this project?
A2: See detail 12/A-401 for the required signage.
QUESTION AND ANSWER 3
Q3: Is the only Fire Suppression Work the Stand-Pipe Extensions shown on the drawings.?
A3: Yes, the only Fire Protection SOW associated with this project concerns the extension of the standpipe as shown on the drawing.
QUESTION AND ANSWER 4
Q4: Keynote #1 on drawing P-101 indicates to utilize the existing sump for the new sump pump installation. The elevator pit was not accessible during the pre-bid site walk to verify the existing sump size. The new pump will need to pump 150 GPM making it a sizable pump, or (2) pumps at 75 GPM will need to be installed requiring an additional sump. Also, no sump pump schedule was found. Please provide the size of the existing sump Please provide a schedule for the sump pump or make, model if preferred.?
A4: The new sump pump(s) need to have the capacity to remove 50 GPM per elevator car. A single, 150 GPM pump can be used if the sump pit is continuous across the full elevator shaft (3 elevator cars). If the sump is not continuous across the elevator shaft, then multiple sump pumps shall be installed to meet the ASME A17.1 requirement (50 GPM per elevator car). The sump pump schedule is provided on P-001.
QUESTION AND ANSWER 5
Q5: Spec. section 22 14 29 - 4 - 2.1 – H calls for a control to be installed to prevent oil from being pumped. The new elevators are friction type. Please confirm if an oil control is still required for this application.
A5: No, the oil sensing/control is not required for these traction elevators.
QUESTION AND ANSWER 6
Q6: Keynote #1 on drawing PD111 indicates the removal of (2) sump pumps, motors, and related piping. During the pre-bid site walk, there were no sump pumps observed in this area. Should key not #1 be referencing the (2) hydraulic oil pumps serving the elevators? If this is the case, whose scope does the demolition fall under and to what extent, cut/cap, cut/cap/drop to floor, or full demolition to dumpster?
A6: There are (2) existing sump pumps serving the lower level near the Red Elevators shaft (see attached photo). The Plumbing Contractor is responsible for demolition of this existing equipment, per the construction documents. The Electrical Contractor shall coordinate their work with the Plumbing Contractor.
QUESTION AND ANSWER 7
Q7: Keynote #2 on M-103 and Keynote #1 on M-113 call for new sheet metal installed atop existing hood support stanchions. Can a detail be provided for this note as the intent is unclear?
A7: Please reference the attached photo taken within the existing 5th floor lobby for the Blue Elevators (Bldg. 101). The image shows the existing OA intake hood attached to the stanchions above the roof opening. The VA would like the sheet metal to block the view of the new intake hoods. Please paint with flat black finish.
QUESTION AND ANSWER 8
Q8: Keynote #1 on MD113 calls for wire mesh screen to be installed over the (2) intake openings after removal of the existing hoods. Please clarify if this screen is to be rated for fall protection.
A8: Yes, to prevent personnel from fall injury during demolition/construction, this wire mesh/fencing shall be rated for fall protection.

Q9: Regarding the cab interior decoration can we get clarification on what exact finish is being specified when the drawings say SS-1 (solid surface material) and RP-1 (decorative resin material)?
A9: Forms and Surfaces are our basis of design, Solid surface is Wislonart and RFP-1 is back painted glass panel
QUESTION AND ANSWER 10
Q10: We can provide an alternate type of elevator – machine room less gearless traction elevators – where the hoisting machine is contained inside of the hoist way (mounted to a guide rail) and the new controllers can be located inside of the existing hydraulic elevator machine room. Is this an acceptable alternate?
- This type of equipment would eliminate the need for an overhead machine room.
- The elevators could be rated for speeds of 350 FPM if the pits are deepened to 5’-6” or 200 FPM if the existing 5’-0” deep pits are kept.
- All units would be rated for 3500# capacity.
- Existing entrances for the existing elevators can be retained and reused
A10: MBA recognizes that MRL type elevator would be an alternate approach to achieving this project, however the VA Design guidelines do not allow the installation of MRL's in their manual.
Provide overhead traction elevators as specified and designed. See below from Design Guideline: PG 18-10 – ELEVATOR DESIGN MANUAL October 1, 2022
1. GENERAL REQUIREMENTS
A. An elevator machine room shall be provided for each individual elevator or group of elevators.
The elevator drive machine and elevator controller shall be in the same code approved machine room.
I. Traction elevators: Overhead geared or gearless traction machines for elevators in buildings with a minimum rise of 12.2 m (40 ft) or more. The placing of traction machines in basement machine rooms or in machine rooms adjacent to the hoist way shall be limited to conditions that do not accommodate the installation of overhead machines. Utilize minimum .50"x8x19 or .50"x8x25 preformed traction steel hoist ropes or metric equivalent.
