About this file
This document is a Questions and Answers (Q&A) amendment for a federal contract (Solicitation No. 140P2025R0094) for rehabilitating eight residences and a museum at Chapin Mesa in Mesa Verde National Park. The project involves complex historic preservation work, including upgrades to utilities, mechanical systems, electrical services, and fire suppression systems across multiple buildings. Key details include an extended proposal due date of September 24, 2025, with an estimated Notice to Proceed (NTP) date of January 12, 2026. The project scope covers Quarters 1-8 and the Archaeological Museum, with specific requirements for historic architectural treatments, utility replacements, and system upgrades.
The Q&A document provides critical guidance for potential contractors, addressing numerous technical aspects such as phasing, utility coordination, historic preservation procedures, and specific system requirements. Notable points include: VRF systems are the basis of design for residences, wet-pipe fire suppression systems will be used, Lumen Technologies is the telecom provider, and Empire Electric will be involved in electrical service upgrades. The contractor will be responsible for confirming utility locations, developing a Historic Preservation Treatment Plan, and coordinating with National Park Service (NPS) to minimize disruptions to park facilities. The project is not tax-exempt, and third-party inspections may be required for various elements of the work.
