RE: Letter of Recommendation for Yuro & Associates, LLC
As entrepreneurs in the Family Entertainment business, we have been most excited to add to our existing golf practice facility. Since the opening of our practice range in November of 1998, Hackers quickly become one of the premier golf practice facilities in the Southeast. Complete with lights, six target greens, grass and sand bunker short-game practice area, a 400-foot Bermuda 419 grass tee area, and a 10,000 square foot putting green, Hackers strives to satisfy the needs of golfers in our area, from beginners to experts, by providing a state of the art facility and extensive knowledge of golf by our PGA Teaching Professional. In addition to our practice range, we opened the Twin Falls Miniature Golf Course in March 2001, constructed by Harris Miniature Golf Courses, Inc. Shortly afterwards, we hosted the 2002 Harris Cup Miniature Golf National Championship. In May 2003, we opened up a 9 machine batting cage facility, constructed by ATEC.
Yuro & Associates, LLC has been a part of each of our expansions.
In 2010, we opened a 42,000 square foot family entertainment center known as The Clubhouse, complete with a bowling, restaurant, laser tag, and redemption arcade. It takes a team of talented professionals working in sync to realize the full potential of a first-class project like “The Clubhouse.”
None were more valuable to us than the good services provided by Yuro & Associates, LLC.
Our most recent expansion includes a 5,000 seat soccer stadium, and once again we turned to Yuro & Associates to handle the master planning, design and permitting of this exciting project. This lates project will house the home field for Tormena FC and also includes over 100,000sf of commercial out parcels that had to be incorporated into the stormwater design and permitting process. Mike Yuro's career as a Civil Engineer with over 28 years of development experience made him the perfect resource for our project needs. Mike’s insight and patience also proved to have a calming influence on two entrepreneurs who are by no means civil engineers.
We would strongly recommend the services of Yuro & Associates, LLC to anyone developing a new project or looking for cost saving measures for a project already underway. We would have been foolish to have done otherwise.

St. Johns County has indicated that Yuro & Associates has been excellent to work with on the Flagler
Estates and The Turnbull Park Projects. They further noted that we have consistently submitted high quality work and have been quick to respond to project changes.
Unfortunately, St Johns County does not permit letters of recommendation. However, they do allow for call in references, which our point of contact, Brian Kelsay indicated he would happily provide.

RE: Letter of Recommendation for Yuro & Associates, LLC
To whom it may concern:
As a Project Manager for the Florida Department of Transportation, I have had the opportunity to work with Mike Yuro on a number of projects since 1995. During the past 15 years, Mike has provided a variety of services to the FDOT on projects that I've managed, from Designer to Consultant Project Manager to Engineers Representative during construction. Mike has provided outstanding service in every role that he has assumed, and in the process he has brought great value to those projects.
Mike is a true professional who can relate well to both the client and contractor. He treats each project as a priority and works tirelessly to ensure that the client is receiving the absolute best service possible. Additionally, Mike will routinely evaluate the design and/or construction to look for efficiencies or cost saving opportunities which are then passed on to the owner.
I would strongly recommend Mike Yuro and the services ofYuro & Associates, LLC to anyone looking for quality Engineering Design or Construction Management Services.

A) TURNBULL ACTIVE RECREATION PARK - St. Johns County
Turnbull Park is a 19-acre park located off SR 16 in St. Johns County intended to provide recreation and common space for the surrounding neighborhoods. After community input, it was determined the park would include baseball, softball and multi- purpose fields, as well as two sets of restrooms, parking lot and associated stormwater pond design. Our design efforts for this project included conceptual layout along with final design.
As any park project would include- stormwater and drainage, irrigation, landscaping, tree removal and mitigation, permit submittals, fire and rescue requirements, traffic and aesthetics, and ADA specifications were all important, relevant, and addressed. These also included Design and Permitting of all site improvements including paving, grading, drainage, landscape design and tree mitigation. We also designed new water, sewer, force-main, re-use lines along with a private pump station and all associated FDEP permitting.

B) TORMENTA STADIUM – Statesboro, GA
Tormenta Stadium design is currently under construction in Southeast Georgia with an anticipated first game to be played next season. This project consists of a 23- acre site that will include a 5,000 seat stadium and associated parking. The stormwater pond is being designed as a “Regional Pond” that will accommodate the adjacent commercial development. The total master development includes over 43 acres. Yuro and Associates, LLC completed the Master planning of the overall development along with the final design and permitting of the stadium site. This project and design included roadway design, parking lots, pedestrian sidewalks as well.
As part of this project, we also designed and permitted approximately 2,000 LF of 8” and 6” public and private water main, including fire hydrants, backflow protector and associated elements along with approximately 2,500 LF of 8” Gravity Sanitary Sewer to service the stadium and associated commercial tenants that will occupy space at this complex.

D) Rose Creek Condo Association Water Meter Evaluation
For this project, Yuro and Associates investigated the possibility of reducing the size of the existing 8” water meter that served the Rose Creek Condo Association. We reviewed the existing architectural plans, performed calculations to determine the needs of the Association based on the Average Daily Flow, and submitted the complete package to JEA for their review and approval. Average Daily Flow Calcs based on the existing conditions resulted in a potential meter reduction in size from 8” down to 4”. After the Meter change was made, the Rose Creek Condo Association had a monthly savings of $1,935 or $23,228 per year savings!

F) FLAGLER PARK - St. Johns County
Flagler Park is 3.5 acres. The Flagler Estates community wanted to include their existing multi-use field, existing playground, existing outdoor basketball court, and shaded picnic area. Added to the current design is the 1,000sf building, proposed asphalt parking lot with proper drainage, restrooms, water fountain, asphalt walking trails, and a proposed stormwater treatment area.
With this size park, we were able to give the community what they wanted, while adding in landscaping, areas to walk, and most importantly, the 1,000 sf multi-use building that is ADA compliant for everyone to enjoy. Details included handicap parking and ramps, as well as handicap accessible restrooms. A septic system and irrigation improvements were also added.
With this project, our firm was used to design and permit the entire park project. This project was awarded in 2018, and final design plans are complete and submitted.

OTHER RELATED EXPERIENCE:
This RFQ is for a continuing contract will require a variety of different individual tasks which likely include site improvements, specifications, cost estimates, contract documents and construction administration services. Yuro & Associates, LLC is very familiar with these types of projects and the flexibility they require of the design team. In fact, we currently have several “Continuing Contracts” with both private and public clients, including St. Johns County, TECO Peoples Gas, Magnolia Point HOA, Turnbull Creek CDD, St. Johns Forest CDD, Amelia Concourse CDD, and Heron Isles CDD.

We understand that the nature of this type of project often means that projects aren’t always able to be identified and planned ahead. The ability to be flexible and react quickly to address unforeseen situations that come up is a critically important element for this contract and this is the type of service that we take special pride in providing. Under these current contracts, we have completed a variety of projects including preparing engineering reports & design plans, providing construction supervision, evaluating existing stormwater facilities, roads & parking lots as well as completing environmental permitting with the SJRWMD.
A brief summary of some relevant project experience includes:
Misc. Drainage Improvements.
Over the past 8 years, we have evaluated dozens of drainage issues and provided consulting services, remediation design and construction oversite. Issues we’ve addressed included pipe failures under asphalt pavement, inlet repairs, roadway ponding issues and as well as grading revisions
Pond Bank Restoration at Murabella (for Turnbull Creek CDD) Most of the 19 ponds in the community started experiencing erosion of the pond banks above the normal water level, creating maintenance and safety issues. Yuro & Associates coordinated with geotechnical consultants to identify the probable cause of the failure, develop engineering design solutions, including removing poor soils and installing underdrain, coordinating with the SJRWMD and finally overseeing the bidding of the project and providing inspection services during construction.
Pond Restoration & Wetland Mitigation Services at Magnolia Point HOA Hurricane Irma caused a major pond bank failure, washing approximately 18,000cy of pond bank into the adjacent wetlands. Yuro & Associates inspected the failure, met in the field and coordinated with the SJRWMD to evaluate the impacts to adjacent wetlands, and then we developed construction drawings to complete repairs to the pond bank and restoration of the wetlands.
Fitness Room Expansion at St. Johns Golf & Country Club In 2011, St. Johns Golf & Country Club initiated the construction of a new 2,400sf fitness facility. Yuro & Associates completed all of the necessary engineering design & permitting for this improvement, including grading, drainage, utility connection, parking lot renovations and then we provided construction inspection & project oversite until the facility was complete and open for business.
Bartram Trail High School – Entry Improvements –Mike Yuro was the Director of Development, directly responsible for the coordination & final design and permitting of the BTHS entry tie in to the newly constructed CR 244 back in 2007. Extensive coordination with

Principal Brennan Asplen and a constant dialog of communication allowed this project to be completed while school was in session, but with minimal impacts to the students and faculty.
Elements of this project included roadway design & striping, MOT, new fencing coordination & utility tie in.
Mattie Lively Value Engineering for Bulloch County School District – Yuro & Associates worked closely with the Assistant Superintendent to review the existing engineering plans and provide Value Engineering solutions prior to construction. Our background in land development and construction management allowed us to identify over $50,000 in savings in just the site design alone! In addition, we reviewed, evaluated and provided feedback on the existing bus loop route and what could be done to improve the traffic flow around the school.
ADA Consulting- Another benefit we bring to this contract is over 11 years of ADA consulting experience. We have completed dozens of inspection reports and remediation plans for both public and private clients. Our services have included evaluating commercial sites, building interiors, apartment complexes, hotels and recreation facilities. This specialty would be vital for your park project.
