Work includes replacement of boilers, deaerator, condensate storage tank, condensate and sump pumps, automatic chemical feeders, pressure reducing valve systems, stack economizers, boiler controls with Building Automation System interface, asbestos-containing material remediation, fire suppression installation in the control room, secondary emergency egress from the mezzanine with new steel stair, roof membrane replacement, LED lighting, motor control center upgrades, security and surveillance cameras, IT room construction, and provision of three temporary boiler trailers (two 250 BHP and one 200 BHP units) to maintain steam supply during construction. All work must comply with applicable local codes, VA building codes, NFPA standards (particularly NFPA 85 and NFPA 13), ASME Boiler and Pressure Vessel Code, and Davis-Bacon prevailing wage rates. Contractor shall furnish all labor, equipment, certification, supervision, and materials necessary to perform all operations in connection with this project. The work includes, but is not limited to, general construction, alterations, mechanical and electrical work, utility systems, necessary demolition and removal of existing structures and certain other items necessary for completion. All work shall be performed in strict accordance with the terms, conditions, specifications, statement of work, drawings, and schedule of the solicitation and all applicable local and VA building codes.
