Summary
This is a Schematic Design Narrative document prepared by Algebra AEC for the City of Cleveland's Division of Architecture and Site Development, detailing the Rockefeller Greenhouse Solar Glazing project located at 750 East 88th Street, Cleveland, Ohio. The project encompasses the installation of solar glazing and associated electrical infrastructure across three locations within the greenhouse complex: the Lobby (28 panels), the Tropical Showhouse (18 panels), and typical auxiliary showhouses (66 panels per unit). The proposed solar glazing utilizes BriteSolar BSG-150/69-F panels or equivalent alternatives, each measuring 6'10" by 3'5" with a peak output of 150 watts and 69% visible light transmittance. The combined three-location installation is estimated to generate approximately 15.7 kilowatts of peak power. The electrical design incorporates a single 20-kilowatt inverter for the three primary locations, with additional 10-kilowatt inverters specified for each auxiliary showhouse installation. The design accommodates future expansion to the remaining seven showhouses through modular electrical panel configurations. All work must comply with the 2023 National Electrical Code, ASHRAE 90.1-2019, the 2021 International Solar Energy Provisions, and NFPA 101 Life Safety Code 2024.
The project includes comprehensive electrical infrastructure modifications to the existing 400-ampere service panel in the lobby janitor's closet, requiring installation of a new 400-ampere distribution panel (Panel PV) with backfeed-capable breakers, a new 30-pole utility-grade power meter (eGauge EG4030 or equivalent), and appropriate current transformers. The design specifies the relocation of existing water heater equipment and the construction of a walkable metal-framed access platform above the restroom ceiling to provide personnel access to inverter mounting locations. Technology infrastructure includes new data faceplates in the janitor's closet and at a lobby display location, with a real-time energy dashboard displayed on a wall-mounted monitor powered by a Raspberry Pi or equivalent computing device. The project will utilize existing electrical structure where feasible and maintain operable ridge vents throughout. Manual shade cloth installation is specified as an alternative to labor-intensive liquid shading applications currently in use at the facility.

1. Architectural General The Rockefeller Park Greenhouse & Botanical Garden is located at 750 E. 88th Street in Cleveland, Ohio. The architectural criteria design narrative describes the implementation of solar glazing in three [3] locations within the complex: Lobby, Tropical Showhouse and the Auxiliary / Typical
Showhouses.
Lobby Kalwall- Location 1 The existing Kalwall panels shall be replaced with new clear solar glazing. Existing Kalwall structure shall be analyzed for reuse. A digital display location is shown on the north wall adjacent to the classroom entry. An overhead pathway to the electrical equipment room is planned through the accessible lobby ceiling.
Existing Structure:
• Kalwall sub structure / panel spacing @ 3’-0” o.c.
• Panel support @ midspan
• Approx. 17’ ridge to eave
Tropical Showhouse – Location 2 Due to its more robust structure and masonry walls, new interior panels are being considered to hang within the lower portion of the structural bays between the eave structure and purlin. As this showhouse is embedded within the complex, lifts could be used to install new interior solar glazing
Algebra AEC 11410 Uptown Ave. Cleveland, OH 44106 216.714.2542 www.AlgebraAEC.com a g e o f from the existing perimeter circulation paths. Operable ridge vents shall be maintained. Wiring pathways can occur along the eave or at the top of the masonry walls.
Existing Structure:
• Steel frame varies but typical bay @ 8’-6” o.c. (8’-1” clear between steel)
• Roof purlins @ ¼ points
• Approx. 23’ ridge to eave
• Approx. 1’-8” wide glazing module
• Operable ridge vent
Auxiliary / Typical Showhouses – Location 3 Replacing existing panels with new solar glazing is being considered due to the lighter gauge existing structure. The existing structure shall be analyzed for reuse. South facing custom panels are being considered due to their easily accessible location from the roadway. If access can be achieved, this strategy can be deployed in other similar showhouses. Operable ridge vents shall be maintained.
Existing Structure:
• Steel frame varies but typical bay @ 8’-8” o.c.
• Roof purlins @ midspan
• Approx. 13’-8” ridge to eave
• Approx. 1’-8” wide glazing module
• Operable ridge vent
Greenhouse Consultant Feedback Liquid shading (such as Kool Ray) is currently used throughout the complex to assist in keeping the greenhouses cool. Liquid shade is a shading concentrate that is diluted with water to the desired shading density and applied to the external glazing of a greenhouse. Once applied, the coating will slowly wear off during the growing season (weather permitting), gradually allowing for increased light levels as the amount of daylight decreases.
Liquid shading is a messy, labor-intensive process. Once the coating is applied, shading levels are dictated by the weather and environmental conditions. In addition, as the liquid shading wears off, the concentrate covers surrounding walls, walkways and landscape. In comparison to the
1950’s formulas, current liquid shading concentrates are harder to remove. Alternative shading approaches are preferred. The criteria design assumes manually hanging shade cloth rather than a retractable mechanized system. For a production greenhouse, 60% shading is typical, but the exact percentage will depend on solar orientation and the desired plant types.
Equipment Platform Provide a cold-formed metal framing walkable access platform above the restroom ceiling. The platform shall be accessible from the existing ladder at the far wall of the Janitor's Closet. The access platform shall provide access to the new inverters. Assume a fire-retardant treated plywood surface and new overhead work lights. Provide railing along electrical room opening and opening towards the adjacent bathroom as well.

2. Electrical Building Codes and Design Standards
• NFPA 70, National Electrical Code 2023 (as amended by Ohio Building Code 2023)
• ASHRAE 90.1 Energy Standard for Buildings Except Low-Rise Residential Buildings 2019
• International Energy Conservation Code 2021
• NFPA 101, Life Safety Code 2024
• 2021 International Solar Energy Provisions (ISEP)
• 2021 IFC Section 1205
General The purpose of the electrical system design is to provide a plan for incorporating solar glass into the roof of the Rockefeller greenhouse. This includes a plan for power distribution from the solar panels. This project will keep existing electrical equipment in place as much as possible. The greenhouse building is electrically split into two halves, each with its own service. This project will affect only the service that feeds the greenhouse lobby. This narrative will provide design intent to estimate the cost of adding solar glass to the lobby, the tropical showhouse, and the southernmost showhouse. However, the design will accommodate solar glass in the 7 remaining showhouses, and the cost estimator shall break out the cost for a typical showhouse to extrapolate the total cost for the Owner to determine a budget.
Existing Conditions The Rockefeller Greenhouse is fed from two separate electrical services, both provided by
Cleveland Public Power. The bulk of the greenhouse is on a 200A 240V/3 high leg delta service with the service disconnect at the rear (west) of the building. The lobby and front (east) of the building is fed from a 120/208V off a pole-mount transformer near the parking lot. See Figure 1 for a rough breakout (some circuits may cross the boundaries shown).
Figure 1: Two electrical services to the building.
The entire 240V/3 service is backed by a natural gas generator, located west of the building. There is an ATS in the basement mechanical room that switches between utility and generator power.
It will be prudent to provide new signage informing emergency responders about the two services
Algebra AEC 11410 Uptown Ave. Cleveland, OH 44106 216.714.2542 www.AlgebraAEC.com a g e o f and to emphasize that the system will remain energized even when the service disconnect is open.
The lobby service is fed underground from the parking lot pole into the lobby janitor’s closet. The service disconnect is the 400A main breaker in the main distribution panel labeled PA (Figure 2) in the janitor’s closet. Panel PA feeds an appliance panel labeled “Panel P” (Figure 3), which subsequently feeds various loads in the lobby.
Figure 2: Panel PA
Figure 3: Panel P
Panel PA and panel P are in a janitor’s closet off the lobby corridor (Figure 4). This closet also contains a water heater and mop sink. The working space clearance of panels in the janitor’s closet is 3’ as required by NEC.
Figure 4: Janitors closet

Demolition The existing Kalwall roof / skylight assembly in the lobby shall be removed to accommodate new solar glazing. The existing roof of one of the auxiliary showhouses shall also be removed in preparation for new solar glazing. Please refer to the Architectural section for more information.
New Work Solar PV
Solar glazing will be installed in the lobby, the tropical showhouse, and the southernmost typical showhouse. The basis for design is BriteSolar BSG-150/69-F solar glass. This model is designed for 69% visible light transmittance, and each panel is 6’10” x 3’5” at 63 lbs. with a peak wattage of 150 W.
Solar panels are listed and labelled in accordance with UL1703. An allowable alternate manufacturer is Mitrex, which provides units with equivalent performance.
Please refer to the Architectural section as well as Appendix A: Architectural Renders and
Appendix B: Electrical Drawings for the proposed solar glass layout and ceiling plans. The total power output of these three roofs combined is estimated at approximately 15.7 kW peak. The contractor shall provide a single 20 kW inverter to manage the solar glass in these three roofs.
Provide any required connectors and wiring per manufacturer’s recommendations. The inverter shall be listed and labelled in accordance with UL 1741. The solar installation shall be in accordance with ISEP 2021.
The single run of one typical showhouse is estimated to provide 7.3 kW of power peak. The cost estimator shall provide a “unit cost per showhouse” for the cost to outfit one auxiliary showhouse with solar glass in accordance with Auxiliary / Typical Showhouses – Location 3. Contained in this unit cost, provide the cost for a single 10 kW inverter and all required accessories.
All inverters shall be mounted on a wall accessible above the lobby restrooms. Provide a new platform for access to the above-restroom space. See Sheet E401 of Appendix B: Electrical
Drawings.
Distribution
Provide a new 400A distribution panelboard PV within the janitor’s closet (see Sheet E601 for a oneline diagram). Panel PV will have upstream OCP of 400A. Furnish a new 400A trip unit and install this into the existing 400A spare breaker in Panel PA. The breaker with replacement trip unit shall be listed for as capable of reverse feed, and all branch breakers of the new Panel PV shall be backfeed-capable as well. Provide a 70A/3 breaker for each 20 kW inverter and a 35A/3 breaker for each 10 kW inverter. Provide a warning sign to indicate that load-side conductors may be energized in the off position.
The contractor shall provide new permanent signage at each service entrance location (one at the rear of the greenhouse and one at the janitor’s closet door) to reduce the risk of electrical shock during emergency events or routine maintenance. The signage shall indicate the voltage of the service, the means of disconnect, the means of disconnecting any generating equipment
(such as inverters or the NG generator). The signage at each location shall also indicate the location of the other service entrance equipment. All wording shall be in accordance with NFPA
70 2023 and the International Solar Energy Provisions 2021. The new solar PV installation shall comply with all applicable sections of ISEP 2021.
Algebra AEC 11410 Uptown Ave. Cleveland, OH 44106 216.714.2542 www.AlgebraAEC.com a g e o f
