About this file

This is a bid drawings document for the Phase 1 Rockefeller Campus Forestry project, prepared for the City of Cleveland's Mayor's Office of Capital Projects (MOCAP) in Ohio. The drawings provide technical specifications and design details for the forestry-related improvements at the Rockefeller Greenhouse Campus, which is part of a larger capital project managed by MOCAP's Division of Architecture and Site Development. The project encompasses three distinct components: a Traditional Design-Build for the Rockefeller Greenhouse Admin Building, Forestry Garage, and Historic Brick Garage (Project 1); a Traditional Design-Build for the Rockefeller Main Greenhouse General Improvements (Project 2); and a Progressive Design Build project for solar glazing installation on the Main Greenhouse with a project allowance (Project 3). The bid drawings document serves as a critical reference for qualified Construction Management at Risk Team Partners submitting proposals, establishing the baseline design and technical requirements for competitive bidding.

The bid drawings establish the scope of work and technical specifications necessary for contractors to develop accurate cost estimates and implementation plans for the forestry components of the overall campus improvement initiative. These drawings are essential to the RFP process, ensuring all bidders have access to consistent design information and can provide comparable proposals. The project is funded through the City of Cleveland's Capital Improvement Plan (CIP) and administered by MOCAP with oversight from the Division of Architecture and Site Development, which emphasizes sustainable design and technical excellence. Contractors responding to this opportunity must review the bid drawings in conjunction with all other project documentation, including the scope of work, project descriptions, and supporting exhibits, to develop comprehensive proposals that address both the design and construction requirements for the designated forestry and greenhouse campus improvements.

MARK DATE DESCRIPTION

1 01.05.2026 PERMIT/BID SET

Power General Notes 1 The electrical trades shall coordinate with all other trades to maintain required electrical clearances in front of equipment and required dedicated space above equipment per NEC.

2 Circuit wiring is only a schematic representation, and the actual wiring and conduit paths are not shown. All devices connected to a home run bearing the same circuit number shall be connected to that same circuit. Fixture positions on electrical plans are a schematic representation only for the purpose of circuiting. Unless explicitly dimensioned in these drawings, the exact dimensioned placement of fixtures shall be taken from architectural plans, elevations, and details.

3 Contractor shall provide each panelboard with at least as many slots as are shown in the corresponding panel schedule. All panels shall be fully bussed. Panel schedules do not show spare breakers. For each new panelboard, unless otherwise noted, provide single-pole 20A circuit breakers in all panelboard slots.

4 Unless noted otherwise, all circuits are served by phase conductor(s), a neutral conductor, and an equipment grounding conductor each having a gauge not smaller than AWG #12. Derate multiple conductors in raceways & wireways per requirements for 75°C-rated copper conductors in Article 310 of NEC.

5 Exposed conduit shall be routed tight to underside of deck above. Coordinate with mechanical piping and ductwork. Coordinate ceiling layering and conduit routing with other trades prior to installation.

6 Perform work and coordination as indicated in specifications for items provided by mechanical trades and requiring installation of branch circuiting. Refer to plans and specifications for extent of work.

7 Coordinate all relevant work with audio/visual contractor, security system contractor, and/or IT contractor.

8 Where practicable, power, feeder and branch circuit conduit and wiring shall be separated from raceway systems intended for routing voice or data wiring by no less than 3' 6". Where this separation cannot be achieved due to work of other trades, obstructions or interference, contractor shall route conduits/raceways at their own discretion in an effort to achieve as much separation as practicable.

9 Seal raceway systems at boundary of building interior/exterior to mitigate condensation in raceways. Contractor shall cut/patch/repair and fire-caulk all penetrations into building made to run electrical conduit.

10 Provide lock-on devices for circuit breakers serving loads which are part of the fire alarm system.

11 Coordinate power for VAV and terminal boxes with mechanical trades. Circuit shall be to a central control unit which distributes 24 V power to each individual box. This circuiting is not indicated in electrical floorplans.

12 Contractor shall provide custom color wall plates for all wiring devices on non-white walls. The contractor shall review the architectural finish plans for locations and include all cost associated with the custom color plates in their base bid.

Lighting General Notes 1 Circuit wiring is only a schematic representation, and the actual wiring and conduit paths are not shown. All luminaires connected to a power pack shall be powered, switched, and dimmed via that power pack. Wall pod switches shown connected to a power pack shall provide local zoned control of the luminaires on that power pack. Some zones may require an additional power pack for emergency lighting.

2 All luminaire finish and trim options shall be selected by architect. Coordinate all luminaire mounting heights with architect.

3 A prefix of "E" shall indicate emergency type lighting device or fixture, which shall be identical to the non-emergency variant in every way except for switching to emergency mode upon detection of main power loss (regardless of local control setting). A prefix of "N" shall indicate a nite-light type fixture, which shall be identical to the non-emergency variant in every way except it shall be circuited to an emergency panel and not be switched.

4 Where new lighting circuits and controls are not shown, luminaire power and control shall be existing to remain. Where new lighting controls are shown for a given group of luminaires, the existing controls cabling shall be demolished and replaced by new plenum-rated controls cabling.

Where existing power packs are being re-used, they may be re-located nearer luminaires when convenient.

5 Furnish all required power packs and accessories to satisfy requirements for switching zones as indicated.

Technology General Notes 1 Voice and/or data connections to mechanical, electrical, or other equipment provided by others shall be verified with the manufacturers prior to installation. Installations as indicated on the drawings shall be adapted to accommodate manufacturer required or suggested installation practices but shall be done to allow all required testing and certification. Installation as indicated on drawings shall also be completed in compliance with all codes and requirements of the authority having jurisdiction.

2 Contractor shall ensure technology fixtures are procured, furnished, roughed-in, and installed separately from electrical fixtures. Note that data outlet boxes are usually deeper than electrical boxes.

3 If not otherwise specified, the final locations for visible items shall be vertically and horizontally aligned with existing similar items and devices. Contractor shall similarly coordinate device locations of other trades whenever possible. This may include, but is not limited to, coordination with any device having a faceplate such as receptacles, switches, technology outlets, etc.

4 All cable and terminations for IT shall be plenum rated and shall be by the contractor. The contractor shall provide verified testing results that each cable has connectivity.

Fire Alarm General Notes 1 Fire alarm system design is a delegated design. The contractor shall hire a NICET-certified fire-alarm technician, Level III, to design the upgrades to the fire alarm system to bring it into code compliance. The design shown on the drawings herein is for reference only. See fire alarm specifications for additional details.

2 Contractor must provide and place adequate number of audio/visual horn and strobe devices to meet requirements of NFPA 72.

3 Flash rate for new audio/visual appliances must be synchronized with existing system. Contractor shall upgrade fire alarm control panel if necessary to accommodate synchronized stobe.

4 Contractor shall field-adjust audio device levels to provide 15 dBA above ambient noise level or 5 dBA above maximum noise level to meet requirements of NFPA 72.

5 Contractor shall perform a battery load calculation and a voltage drop calculation for entire system.

6 Prior to new work, hold a pre-installation conference with owner and architect to clarify appliance placement.
