About this file
This is a detail specifications document for the City of Cleveland's Rockefeller Greenhouse Campus Construction Management at Risk (CM-R) project, managed by the Mayor's Office of Capital Projects through the Division of Architecture and Site Development. The project comprises three distinct components: Project 1 involves traditional design-build services for the Rockefeller Greenhouse Admin Building, Forestry Garage, and Historic Brick Garage; Project 2 encompasses traditional design-build services for the Rockefeller Main Greenhouse General Improvements; and Project 3 is a progressive design-build project for the Rockefeller Main Greenhouse solar glazing with a full project allowance. The specifications document provides detailed technical requirements and standards for materials, construction methods, and performance criteria necessary for qualified Construction Management teams to submit comprehensive proposals for architecture, engineering, and construction services.
The document establishes performance standards and specifications to ensure sustainable design excellence and quality construction aligned with the City's mission of collaborative planning and technical expertise. The specifications address construction quality, material standards, and building systems requirements across all three project phases. Qualified contractors must demonstrate capability in managing complex renovation and new construction projects while maintaining integration with the City's Capital Improvement Plan. The City seeks experienced teams capable of delivering projects that reflect both preservation of historic structures and modern sustainable design standards for the greenhouse campus infrastructure improvements.
