About this file
This document is a comprehensive Plan Review Report and Compliance Notice for the Colorado Department of Transportation's Ft. Garland Vehicle Storage Facility project, prepared by Code Consultants International. The project involves constructing a new vehicle storage facility with a total area of 8,250 square feet plus a 970 square foot mezzanine, located at 29152 Hwy. 159. The facility is classified as Type VB construction with B and S-1 occupancy classifications, designed to accommodate 49 total occupants (12 in business areas, 37 in storage areas). The project was reviewed against 2021 International Building, Fire, Mechanical, and Plumbing Codes, and the 2023 National Electrical Code, with the design team including Vega Architecture, Portis Structural Design, D. Keller Electrical Design, and MEC Inc.
The review process involved multiple stages of technical review across building, mechanical, plumbing, and electrical disciplines, with comments and corrections systematically addressed by the design team. Key technical aspects include provisions for helical piers, life safety systems, underground utilities, electrical panel clearances, and mechanical ventilation. The project includes infrastructure for propane tanks, sand/oil interceptors, and specific site requirements such as bollard placement, accessible parking, and exterior landings. The compliance notice, dated August 8, 2025, indicates that all initial comments were successfully addressed and the project is deemed compliant with applicable codes and standards, pending final field verification of the recommended inspection points.
