About this file

This is a Condition Assessment Summary document prepared for the Kenton County Airport Board (KCAB) regarding food and beverage concession facilities at Cincinnati/Northern Kentucky International Airport (CVG). The assessment identifies maintenance and infrastructure deficiencies across three concession locations: Blaze Pizza, Christian Moerlein, and Panda Express. The KCAB is requesting proposals for Food & Beverage Concessions at CVG, with a pre-proposal site visit scheduled for Tuesday, April 21, 2026 at 9:00 am at the CVG Main Terminal Ticketing Level (RSVP required by March 25, 2026). Questions regarding the opportunity must be submitted by 11:59 pm on Thursday, May 14, 2026, with answers posted by 11:59 pm on Thursday, May 21, 2026. Proposals must be received by Thursday, June 25, 2026 at 11:59 pm, with no late submissions accepted unless an addendum extends the deadline. Bidders can access the online bidding system at https://procurement.opengov.com/portal/cvgairport.

The assessment summary reveals significant capital repair and replacement needs across all three facilities, including HVAC system replacements, plumbing and piping upgrades, electrical panel upgrades to meet arc flash rating requirements, lighting modernization, hood and exhaust system cleaning and replacement, ceiling tile replacement, grease trap replacements, and equipment decommissioning or relocation. These findings indicate that prospective food and beverage concessionaires should anticipate substantial build-out or renovation requirements as part of their operations at CVG, with costs likely to be negotiated as part of the proposal process.
