About this file
This document outlines inspection findings and preliminary scope of work recommendations for the rehabilitation of Lighthouse 80 located in proximity to the Potomac River. The lighthouse structure supports deterioration primarily on the north and west elevations facing the water, including decayed sills, joists, wall studs and siding. Fungal growth within the wood structure is exacerbated by soil and air moisture. Paint applied in 2009 has reached the end of its useful life. Recommended repairs and replacements include high decay resistant wood materials for pier capitals, the northeast corner post, sills and structural frame. The exterior envelope also requires repair and replacement with rot-resistant wood, along with repainting using an optimal system for the high moisture environment. Relatedly, the federal contract opportunity from the National Park Service seeks contractors to perform lighthouse road rehabilitation and work for the National Capital Parks-East area.

Lighthouse 80; Inspection & Recommendations
The lighthouse sits in close proximity to the Potomac River, therefore the river moistening the soil forms an ideal place for fungus to grow in wood with high moisture content. Brick piers with wooden caps support the 42 foot tall timber-frame structure. Steel tie rods unite the four main corner posts. The lighthouse is clad in two different patterns of wood siding, dutch lap and tongue and groove. Preservation repairs were made to Lighthouse 80 by HPTC in the spring of 2009.
Inspection
The 2009 repairs are now deteriorating from moisture, poor ventilation and delayed cyclic painting.
Additionally, older and maybe original frame components have begun to deteriorate primarily on the north and west elevations which face the water. This includes sills, joists, wall studs and siding.
The northeast corner post was replaced with in-kind yellow pine material, although this specie is not highly rot-resistant and does not hold paint well. A good portion of this siding was replaced in
2009 with milled yellow pine matching the pattern of the historic siding. Fungal growth is spreading within the structure (wood) aided by moisture in the soil, on the building, and humid air.
Acrylic vinyl paint applied in 2009 has reached the end of its useful life cycle; moisture in the wood has caused it to loose adhesion and the wet climate requires more than ordinary painting cycles.
This Inspection was cursory and time constrained. Components of the lighthouse were not removed in order to see obscured areas and moisture readings were not taken. A more intensive inspection would be needed to clarify a full scope of work for repair.
Maintenance Overview
LIGHTHOUSE 80 PRELIMINARY SCOPE OF WORK
Pier capitals (wood) Replace with high decay resistant wood or explore replacing with other compliance approved materials such as concrete, metal or plastic
Northeast corner post Repair and replace with high decay resistant wood specie, with heartwood
Sills Repair and replace with high decay resistant wood specie, with heartwood
Structural frame (angle braces, joists, wall studs;
etc.)
Repair and replace with high decay resistant wood specie, with heartwood
Exterior envelope (siding, casings, windows, doors, vents)
Repair and replace with high decay resistant wood specie, with heartwood
Paint Determine if the entire structure requires re-painting. Research and procure the best paint system available for high moisture locality.
