About this file
This is an Amendment 02 Questions and Answers document for the Strawberry-Kamas Bunkhouse Renovations contract opportunity. The document provides clarifications on renovation scope and requirements for two separate sites—Strawberry Administrative Site (four bunkhouses: Buildings 1062, 1063, 1064, 1065) and Kamas Site (four houses: West, East, North, South)—based on a February 11, 2026 site visit attended by 19 representatives from construction and related service companies.
Key technical and operational requirements include: contractors are responsible for environmental inspections (asbestos, lead paint, mold testing) and their own demolition; a single qualified superintendent may represent safety, quality control, and quality assurance roles; contractors must verify all measurements before quoting; exterior-only access is permitted for measurements and subcontractor visits; all window measurements must be verified by contractors; interior tiles at the main house must be preserved; heater units must be disconnected and painted behind or isolated with tape; contractors must provide furniture for all line items specifying replacement; construction will sequence Strawberry first, then Kamas (maximum two houses at a time); staging sites require COR approval post-award; and environmental mitigation protocols for bats and rodents apply. At Kamas, all houses require lead paint testing, and all except East House require mold and asbestos testing; the East House asbestos report (negative) is attached. Additional clarifications address window type specifications (vertical sliding instead of double hung), baseboard materials and dimensions, gypsum board and insulation requirements, smoke/CO2 detector specifications, flooring removal depth, cabinetry refinishing scope, code upgrade applicability, and furniture relocation responsibilities (Forest Service employees will move furniture). No city permits are required for remodeling, though contractors must be licensed, bonded, and insured.
