SEQUENCE OF OPERATIONS
HHW System
1. Boilers and hot water pumps are directly controlled by the DDC system. Hot water supply setpoint is set at terminal.
2. DDC system shall monitor hot water supply and return temperatures and stage on boiler to maintain setpoint. Reset heating hot water temperature based upon outside air temperature and HHW demand based on the position of major HHW valves with minimum and maximum ranges set at terminal.
3. Hot water pumps will start through a time schedule. Status of pumps are provided through a current switch at each pump. Provide software and relays for lead-lag operation of the pumps. Should the lead pump fail when commanded on, an alarm will be indicated and the lag pump will be automatically started.
4. Provide lead lag software for units having multiple boilers and/ or pumps to automatically rotate pumps and boilers on daily (adjustable) basis. Lead hot water pump will start through a time schedule. Status of the pumps will be provided through a current switch at each pump. Should the lead pump or boiler fail when commanded on, an alarm will be indicated and the lag unit will start automatically.
5. The lead boiler is enabled only when the time schedule is on and when 30%
(adjustable at terminal) of the heating coils demand heat.
6. The following displays/commands to be available at terminal:
a. Current hot water supply temperature setpoint (min. and max. reset setpoints)
b. Current status commanded for each boiler and pump
c. Hot water supply temperature
d. Hot water return temperature
e. Current switch status at each pump
f. Runtime totalization (up to 64,000 hours)
g. Trend logs
h. Alarm history
Fan Coil Unit
1. Each unit will be directly controlled by its own dedicated unitary controller.
The DDC system will interface with units to provide the control.
2. Each unitary controller will be connected to a wall mounted electronic temperature sensor with LED or LCD display, push buttons for warmer, cooler, OSA temperature, room temperature, room set point, and after-hours override timer.
3. Cooling operation (Where indicated): The unitary controller compares the cooling setpoint with the space temperature and determines a control signal to operate the modulating chilled water coil valve. The HHW valve is forced closed.
4. Heating operation: The unit controller compares the heating setpoint with the space temperature and determines a heating control signal to operate the modulating hot water valve. The CHW valves is forced closed.
5. Monitoring - The following conditions shall be monitored:
a. Supply air temperature
b. Outside air temperature
c. Room temperature
d. Current mode (cooling/heating)
e. Supply air temperature attained last time unit was in heating mode.
f. Supply air temperature attained last time unit was in cooling mode.
g. Current position of each valve
h. Status of supply fan
Chiller Water System - Air Cooled Chiller
1. The chillers and the chilled water pumps are controlled by the DDC system.
2. Chilled water pumps will start through the time schedule program and when the outside air temperature is above 65 deg. F. and 20% (adjustable) of chilled water valves are calling for cooling. The status of the pumps will be provided through a current switch at each pump.
3. The DDC system shall monitor the chilled water supply and return temperatures and enable the chiller when the CHW pump is proofed on. The chiller through the self-contained factory controls will maintain the setpoint sent from the EMS system.
4. Provide lead-lag software for units having multiple pumps. Should the lead pump fail when commanded on, an alarm will be indicated and the lag pump will start automatically.
5. The following displays/commands to be available at terminal:
a. Alarm from each chiller as inputs.
b. Current status commanded chillers and pumps.
c. Chilled water supply temperature.
d. Chilled water return temperature.
e. Current switch at each pump.
f. Pump and chiller runtime totalization (up to 64,000 hours).
g. Trend logs.
h. Alarm history.
i. Lead pump indication.
