About this file

This is a Bid Addendum #01 for the Whitehall Middle School interior and exterior renovation project located at 401 S. Elizabeth Street, Whitehall, Michigan 49461, prepared for Whitehall District Schools. The project consists of interior renovation work including cafeteria and support space renovation with associated demolition, new finishes, lighting, and ceiling modifications; replacement of horizontal unit ventilators (HUVs) with associated mechanical and electrical work; and exterior roof work involving localized roof replacement and replacement of existing sloped roofing systems. The project is designed for occupancy classification E-Education with a total occupant load of 295 persons. The scope incorporates compliance with the 2021 Michigan Building Code, Michigan Mechanical Code, Michigan Rehabilitation Code, Michigan Plumbing Code, Michigan Energy Code, ANSI/ICC 117.1-2017 Accessibility Code, NFPA 101 2012, and ASHRAE 90.1-2019. The addendum documents code compliance requirements including fire protection systems, means of egress, plumbing fixture calculations, and energy efficiency standards, with specifications for concrete masonry unit work incorporating ASTM C90 standards and related materials.

The addendum includes detailed technical specifications for concrete unit masonry products, lintels, steel reinforcing bars, and associated materials with submissions required for product data, shop drawings, samples, and material certificates. Code compliance documentation confirms that the project maintains existing building height and area parameters while incorporating updated mechanical systems and roof construction. The document addresses cold-weather and hot-weather construction requirements and establishes quality assurance procedures including sample panel development. Specific building code compliance findings confirm that the project achieves the required 250-foot maximum exit travel distance of 73 feet and a common path of travel of 34 feet against a 75-foot maximum, with full sprinkler system protection throughout the building.
