1 PROJECT DESCRIPTION
A. GENERAL DESIGN INTENT
1. This project includes the renovation of Building 1, Camp Lejeune Headquarters
Building, and Building 11, which will serve as temporary space for some Building 1 tenants, and minor repairs to Building 13, which will also serve as temporary space for some Building 1 tenants.
a) Building 1 is a two story 40,912 square foot building located on Holcomb Blvd.
The building is the Camp Lejeune Headquarters building. The building was originally constructed in 1942 and is on the historic registry. The central wing
Emergency Operations Center (EOC) area is an addition to the original construction, constructed in 2009. This Design-Build full building renovation effort will fully redesign the floor plan to better utilize space. This building post-renovation will have the same function and tenants.
b) Building 11 is a single story 3,856 square foot building located on Post Lane. The building will serve as temporary space for the Emergency Operating Center
(EOC) personnel currently located in Building 1. This Design-Build full building renovation effort will fully redesign the floor plan to better utilize the space for the
EOC function as well as upgrade the space for long term tenants. Note, Building
27, located next to Building 11, will require minor telecommunications and electrical work to support Building 11 renovation.
c) Building 13 is a single story 5,176 square foot building located on McHugh Blvd.
The building will serve as temporary space for the Headquarters staff currently located in Building 1. This RFP will require minor repairs to Building 13 to prepare the space for the Headquarters staff. The exception to the minor repairs is to provide a kitchenette in the building.
2. Floor plans for the buildings are included in Part 6 of this RFP as Attachment A1. It is the intention of this RFP for the Designer of Record to introduce a conceptual design of Buildings 1 and 11 at the CDW as preliminary floor plans are not provided as part of this RFP. Space requirements are identified within Part 3 of this RFP. The Design-
Build Team shall meet with the tenants at the CDW to confirm the appropriateness of the plan, evaluate the necessity and propriety of the scope of work indicated, and incorporate all revisions identified as a result of these meetings. Full Design Packages are required for all of the renovation buildings included in this RFP.
3. Temporary facility requirements:
a) Department G-1 tenants of Building 1 will need to be relocated to a trailer which will be installed as part of this contract. The trailer will be located in the parking lot of Building 235 located on McHugh Blvd. See Workflow Process in Part 3
Chapter 2 and Site Plan in Part 6 Attachment C.
b) A trailer will also need to be located in front of Building 13 to serve as a conference room for the Headquarters staff. See Workflow Process in Part 3
Chapter 2 and Site Plan in Part 6 Attachment C.
