Fire Suppression System
This facility has been fully protected by an approved automatic fire sprinkler system. The system was designed for residential, light and ordinary hazard occupancies in strict accordance with the required and advisory portions of NFPA 13 and UFC 3-600-01. Sprinkler rate of applications shall be 0.10 gpm/sf for light hazard areas and 0.15 gpm/sf for ordinary hazard areas. Area of application shall be 3,000 sf.
Reductions in operating areas per NFPA 13 are allowed. An exterior hose allowance of 250 gpm for light hazard and 500 gpm for ordinary hazard has been included.
The water supply enters the existing Mechanical Room. The existing underground lead-in will be relocated due to conflict with the new elevator foundation location. This existing riser which serves the adjacent warehouse will be modified by adding a header and outlet for the new riser. A dedicated floor control valve assembly consisting of a supervised control valve, check valve, and water flow switch is provided for each floor of the building. Quick response sprinklers have been used in all light and ordinary hazard occupancies.
An inspector’s test connection will be provided at the zone control valve assembly for each floor. Test valves as well as all auxiliary drain valves are located in accessible areas.
The fire department connection is existing and will be reused.
A forward flow test header for the existing double check backflow preventer has been provided.
A flow test taken 7/6/11 at fire hydrants in the building parking lot on Cullen Street indicates a flow of 900 gpm at a residual pressure of 44 psi with a static pressure of 640psi. This supply is adequate to supply the sprinkler systems without the aid of a fire pump.
Fire Alarm System
A complete, electrically supervised, fully addressable, manual and automatic fire alarm system with 80 character programmable alphanumeric displays has been provided. The system is in full compliance with the required and advisory portions of NFPA 72 National Fire Alarm Code and UFC 3-600-01. The FACP will be Monaco.
The new fire alarm system provides manual and automatic detection, manual pull stations, smoke detectors (spot-type and duct mounted), and heat detectors. Audible and visual notification appliances are provided throughout the building. The fire alarm system automatically transmits supervisory, trouble, and alarm signals to the fire department via the radio master box transmitter. The Fire alarm panel is a modular type installed in steel cabinet with hinged door and cylinder lock and shall be Monaco with integral radio transceiver to match Base standard. Minimum 60 hours of standby rechargeable batteries have provided.
All wiring will be in metallic conduit. Conduit in finished areas has been concealed. Pigtail or "T" tap connections to, evacuation alarm bells, speakers, and fire warning lights has not been used. All conductor connections use screw terminals. Use of wire nuts, crimped connectors, or twisting of conductors is not included.
Manual pull stations have been provided at each stair entrance on each floor. All pull stations are the “key and lock” type with keys that match the fire alarm control panel. Screw driver or Allen wrench opening-type pull stations have not been used.
Audible notification for general building alarms (e.g., sprinkler flow switch activation, common area smoke detector, manual pull stations, and heat detectors) is via the speaker/strobes.
The signaling line and notification appliance circuits (SLCs and NACs) have been sized to use a maximum of 75 percent of their rated capacity to allow for future system expansion. The contractor will install additional SLCs and NACs as applicable. All circuits are Class B with the outgoing conductors in a separate conduit from the return conductors.
Activation of any valve tamper switch, including exterior PIV’s, initiates a dedicated sprinkler supervisory signal per NFPA 72.
Line voltage surge arresters to suppress all voltage transients that might damage fire alarm panel/transmitter components have been provided. Units are wired in series with the power supply of the protected equipment with screw terminations. One acceptable product is a model HSP-121BT-1RU as manufactured by Edco of Florida (Ocala, FL).
Low voltage surge arresters to suppress all voltage transients on initiating, signaling, transmitter tripping, and auxiliary control circuits have been provided. One acceptable product is a model P264 (audible/visual device circuits) and model PC-642030XLC (initiating circuits) as manufactured by Edco Inc. of Florida (Ocala, FL).
Mass Notification System
A manual within the building Mass Notification System has been provided based on Monaco components.
The system is separate from the fire alarm system as required by UFC 4-021-01. An autonomous control panel is provided for interface with the fire alarm control panel. Speaker / strobes have been located through out the building and designed to meet the audibility limits required by NFPA 72. A selection of eight prerecorded messages has been provided for different levels of emergency notification. A microphone has been provided at two locations, the FACP and another location to be determined.
Fire Extinguishers
Portable fire extinguishers have been provided in accordance with NFPA10, NFPA 101. All fire extinguishers will be mounted in a secure manner to enable occupants to extinguish fire in the incipient stages. The following will be provided:
One 4.5kg (10 Pounds) tri-class (ABC) unit in all common areas in closed front recess mount fire extinguisher cabinet. Cabinet shall have glass or lexan fronts. Cabinets shall be non-locking.
One 4.5kg (10 Pounds) tri-class (ABC) unit in each mechanical, electrical and storage rooms.
Passive Fire Protection Systems
A fire protection design analysis was performed according to UFC 3-600-01, Section 1.5. Life Safety drawings are in accordance with NFPA 101. Provision and construction compliance of all passive fire protection systems in the facility (proper wall, floor, and ceiling rating, proper use of fireproofing and firestopping systems, protection of openings (coordination of door ratings, hardware, etc) has been verified.
