ADA Clarification
Recently it was noted that there would be difficulties in achieving ADA compliance in the restroom. One possible solution for making the restroom ADA compliant is provided below but not mandated for use. Each offeror is expected to develop their own solution(s) to meet the requirements of the Statement of Work.
The lavatory is the correct distance off the wall as well as the toilet. However the required clear space for each fixture overlaps by 3 5/16". The existing studs are 6 inch studs. The wall could be made to be a 3"5/8 stud wall (most of it would have to be removed anyway to install the 3'-0" door) then there would be an overlap of 7/8". It's possible to could remove the walls of the plumbing chase and by using smaller studs meet the requirement of ADA. Overlapping of clear space used to be acceptable because the wheel chair cannot occupy both spaces at the same time, however now this is only allowed in residences.
The existing door would have to be removed and replaced with a 3070 wood door in a hollow metal frame with all new hardware. All interior wall surfaces, all rusted or rotted studs, and all damaged insulation would have to be removed and replaced. Blocking must be provided for all new accessories, grab bars, and dispensers, as well as all the required modifications to the plumbing. Finishes would be as requested in the SOW.
