About this opportunity

The Big Sky Fire Department is seeking a Construction Manager/General Contractor (CM/GC) through a qualifications-based selection process for Fire Station No. 3, a new 10,262 square foot two-story facility located between South Fork Road and Inspiration Point Road in Big Sky, Montana. The project requires comprehensive preconstruction and construction services, with a mandatory in-person pre-submittal meeting and site inspection scheduled for August 8, 2024, at 9:00 AM. Electronic submittals are due by 5:00 PM on August 23, 2024, with potential short-list interviews on August 29 or 30, 2024, and Board of Trustees ratification expected in the week of September 2, 2024. The project evaluation will be based on a 100-point scoring system, assessing firms on qualifications, capability to meet time and budget requirements, location understanding, workload, related experience, project approach, and team qualifications. Key project objectives include constructing a fire-resistant facility with a 75+ year life expectancy, featuring three drive-through bays, sleeping quarters, offices, kitchen, and support spaces, with a strong emphasis on fire mitigation strategies and firefighter health and wellbeing.

There are no specific set-aside designations or restrictions on organizational responses mentioned in the procurement documents. Preconstruction services are anticipated to start in September 2024, with construction expected to begin in May 2025 and projected to last approximately 18 months. The project has an established construction budget of $20 million, with approximately $18 million allocated for hard construction costs. The procurement will utilize standard AIA contract documents, including A133-2019 Standard Form of Agreement, and requires comprehensive insurance and bonding provisions. Potential contractors must demonstrate expertise in fire station construction, with a focus on fire-resistant materials such as stone, heavy timber, fire-treated wood, and standing seam metal roofing. The project is located in Gallatin County and will be constructed on a 3.02-acre lot within the Spanish Peaks Resort Subdivision, with specific geotechnical considerations addressed in the project documentation.
