About this file

This document is Addendum #2 for the Big Sky Fire Department's Request for Qualifications (RFQ) for Construction Manager/General Contractor (CM/GC) Services for Fire Station No. 3 in Big Sky, Montana. The addendum addresses three key questions from potential bidders regarding project details and submission requirements. Specifically, the document clarifies square footage calculations, establishes confidentiality protocols for financial information submissions, and provides guidance on representing insurance and bonding costs.

The addendum specifies that financial information should be marked "Confidential Financial Information" and submitted in a sealed envelope to Fire Chief Tetrault at Station #1 (650 Rainbow Trout Run, Big Sky, MT) between 9 AM and 4 PM, Monday through Friday. Submissions are accepted up to 24 hours after the due date. Regarding cost representations, the fire department allows flexibility in how insurance, builder's risk, and performance bond costs are presented, emphasizing transparency in calculations whether expressed as percentages of cost of work or total contract value. The document indicates the intent is to provide clear, understandable financial information for the project's procurement process.

Q1:

Between RFQ document and issued Plans set, there are 3 different square footages listed for the project. Please clarify which should be used for the purpose of the good faith estimate?

Please see attached updated square footage calculations.

Q2:

We assume the financial information being asked for as part of the RFQ response will be kept confidential and not shared publicly? Specifically, the balance sheets and income statements.

Financial Information should be clearly marked/stamped “Confidential Financial Information” and provided in a separate sealed envelope. Please address to Fire Chief Tetrault and deliver any time prior to the due date but not later than 24 hours after the due date & time.

This information will be reviewed by the CFO and Legal Counsel only.

Submissions Drop-Off Location & Hours:

Station #1 650 Rainbow Trout Run Big Sky, MT 59716

Monday – Friday: 9 AM to 4 PM

Q3:

Specific to General Liability Insurance, Builder's Risk Insurance, Payment and Performance Bonds - typically these costs are based upon the total overall project budget/revenue total vs. a "% of cost of work". We can represent these percentages as either, however the % may look higher if based off of the Cost of Work even though the total dollar value is the same. Please clarify if that is the intent is to have these markups based off of the "Cost of work".

The intent is to provide transparency with respect to the costs requested/identified. You may represent these figures as dollars or percentages derived from Cost of Work or total contract value so long as you are transparent in how they are calculated or determined.
