About this file

This document is an AIA Document A133-2019 Exhibit B detailing Insurance and Bonds requirements for the Big Sky Fire Department Station No. 3 Project in Montana. The exhibit comprehensively outlines the insurance and bonding obligations for both the Owner (Big Sky Fire Department) and the Construction Manager, specifying required coverage types including Commercial General Liability, Automobile Liability, Workers' Compensation, and various optional insurance categories. The document mandates specific policy limits, coverage scopes, and conditions for property insurance, professional liability, pollution liability, and performance and payment bonds.

The insurance requirements are structured to protect the project's interests, with the Owner responsible for purchasing builder's risk property insurance covering the total project value and the Construction Manager required to provide extensive liability coverage, including additional insured provisions for the Owner and Architect. The exhibit allows for optional extended insurance coverages such as loss of use, business interruption, ordinance or law insurance, and soft costs insurance. Performance and Payment Bonds are to be provided by the Construction Manager using AIA Document A312, with specific provisions for surety bonds issued by legally authorized companies in the project's jurisdiction.
