Technical Exhibit 5.13-008
Chiller Annual Maintenance Checklist
1. Chillers
a. Manually clean all tubes.
b. Remove brushes in all automatic tube cleaners. (If operating)
c. Scrape, brush, sand, clean and prime and paint approximately 1000SF of external surfaces at each chiller location (condenser water piping, pumps, etc.)
d. Lubricate purge pump motor where applicable.
| e. | Change oil in purge and oil separator where applicable. f. | Perform controls check. |
| g. | Change refrigerant oil. (as needed by analysis) |
h. Change distilled water in solid starters (three York chillers).
2. Towers
a. Clean basin.
| b. | Clean all screens (safety, overflow, drain, suction). c. | Check/replace fuses in disconnects. |
| d. | Change oil in all gearboxes/transmissions. e. | Clean nozzles. |
| f. | Winterize cooling towers from freeze damage (pipe, water meter, valves). |
3. Pumps
| a. | Check bearings, seals, replace as required. b. | Grease | |
| 4. | Automatic Tube Cleaner (If operating) |
a. Lubricate actuator pivot pins, shaft and gland area
b. Adjust packing gland so as to prevent water seepage.
