Design Analysis – Room A001 Addendum

Project: 642-22-700 EHRM Infrastructure Upgrades, Corp. Michael J. Crescenz VAMC

Location: 3900 Woodland Ave., Philadelphia, PA 19104

Job Site Area: 592,085 sq. ft.

Narrative

Statement of Work (Partial)

1. General Demolition

a. Room A001, the old Main Computer Room (MCR), is to be renovated and portions of the room will become an electrical service room and a Telecommunications Room (TR).

b. During the demolition, the ceiling and raised floor will be completely removed.

c. Fire protection sprinkler pendent heads shall be replaced with upright sprinklers installed within

12 inches of the ceiling deck. Smoke detectors will be mounted to conduits and 4”x4” boxes.

d. Security Cameras shall be relocated and reinstalled in locations that are coordination with the

COR.

e. Plumbing pipes shall be identified and inspected for leaks and corrosion. Pipes found to be leaking or corroded shall be replaced or repaired. Abandoned pipes will be removed back to the source and capped.

f. Underfloor conduits shall be removed if not in use or abandoned or rerouted to the nearest wall if still in use.

g. Underfloor cables shall be removed if not in use or abandoned or rerouted to the wall if still in use.

h. Existing equipment racks shall remain in place, suspended from the deck above to allow the raised floor to be removed. At the completion of the EHRM project or at such time designated by the COR, the equipment racks shall be removed.

2. Electrical Notes:

a. See drawings: 1-E-105 (overall plan), 1-E-200 (enlarged TR A001D plan), 1-E-201 (enlarged electrical room A001E plan). Also, for reference, see (5) pictures of existing A001 space on drawing 1-E-010.

b. On 1-E-010, add keyed note 4 to address A001 demo and new work, as follows:

i. For A001 space, including A001E electrical room, and A001 old computer room, entire raised floor, ramp, and the entire recessed ceiling will be removed. See arch plans for further detail.

ii. During demo phase, it will be important to properly phase the demo work. Verify with VA facilities what equipment can be removed, including old data rack, ups, CRAC unit, and other equipment. Also verify what equipment is still active.

iii. Regarding raised floor, it will be necessary to carefully remove portions of the raised floor to see and verify what cabling is active and what has been abandoned. Protect any active cabling and coordinate power shut-downs as required. Make any active electric cables safe.

Mark active cables so it is clear as to what systems are active. Update circuit directories on power source panels and panelboards as to what loads are actively being fed and what has been abandoned and can be marked spare. Remove all abandoned and accessible cabling as far back as can be reached.

iv. Remove existing light fixtures and devices in recessed ceiling that is scheduled for demo.

v. A new wall will be constructed on north side to close in A001E electrical room space.

Disconnect and transformer are located at this new wall. Provide sufficient stud blocking to mount disconnect. Provide 4-inch thick concrete housekeeping pad for transformer, extend pad 4-inches beyond transformer foot-print.

vi. A new wall will be constructed on south side to close in tr A001D data room space. ACSs panel will be mounted on this new wall. Provide sufficient blocking to mount panel.

vii. A001 old computer room will become new A001A & A001B storage rooms. Remove all abandoned equipment, devices, etc. That are not being used.

viii. Coordinate all work with VA facilities staff, contractors of other disciplines and construction manager.

3. Hazardous Materials

a. Demolition

i. Room A001, the old Main Computer Room (MCR), is to be renovated and portions of the room will become an Electrical Service Room and a Telecommunications Room (TR).

ii. Prior to demolition or disturbance of ceiling system components, flooring system components, mastics/adhesives, insulation, sealants, coatings, and other concealed building materials within this area, additional field verification and hazardous materials sampling shall be performed, as necessary, to characterize impacted materials and determine whether abatement is required.

iii. Any suspect asbestos-containing material, lead-containing paint, or other hazardous building material encountered in Room A001 that was not previously identified or sampled shall be treated as an assumed hazardous material until evaluated. If regulated hazardous materials are identified, the affected materials shall be properly abated, removed, or otherwise managed prior to demolition in accordance with applicable VA requirements and federal, state, and local regulations.

iv. The contractor shall coordinate any required supplemental investigation, access, phasing, and abatement activities with the COR, VA Facilities, and other affected trades so demolition work can proceed without impacting active building systems or adjacent occupied areas.

4. Fire Protection

a. Room A001, the old Main Computer Room (MCR), is to be renovated and portions of the room will become an Electrical Service Room and a Telecommunications Room (TR).

b. Reference sheet FP-205. Add 2 additional keynotes:

i. Keynote #5 will apply to the footprint of the A001 space that will be changed to the new A001E space - Demolish and remove existing fire pendent sprinklers in any area where the ceiling will be demolished. Demolish piping and connections as required piping required to support new sprinklers for new room A001E layout in the scope area. Cap all open ended piping after removal.

ii. Keynote #6 will apply to the existing to remain portions of Old Computer Room A001 – Provide new pendent sprinkler head as required for any changes in sprinkler coverage for the new south wall in Old Computer Room A001. New sprinkler type to match existing sprinkler type provided in old computer room.

6. Fire Alarm

a. Room A001, the old Main Computer Room (MCR), is to be renovated and portions of the room will become an Electrical Service Room and a Telecommunications Room (TR).

b. Reference sheet FA-205. Add 3 additional keynotes:

i. Keynote #3 applies to the footprint of the A001 space that will be changed to the new A001E space. Recessed ceiling is being removed in area shown.

Demolish smoke detection as required in recessed ceiling for new electrical room A001E.

ii. Keynote #4 applies to the Electrical Room A001E. In new open ceiling area in A001E, provide new smoke detectors as required in open ceiling for new A001E Electrical Room.

iii. Keynote #5 applies to the existing to remain Old Computer Room A001. Old Computer Room A001 Space located between new electrical room A001 and TR room A001E shall remain as is.

iv. Keynote #6 applies to any areas where the raised floor will be demolished. Any smoke detectors installed in the raised floor should be demolished and the SLC shall be connected from the previous device in the loop prior to entering A001 to the next device outside of A001.
