SECTION 07 53 00
ELASTOMERIC MEMBRANE ROOFING
PART 1 - GENERAL
1.1 SCOPE
A. Related Documents: Manufacturer's literature must be consulted and followed to assure warranty compliance as hereinafter required.
B. Provide all labor, materials, equipment and supervision necessary to complete the installation of patching and sealing the existing fully adhered single - ply membrane roofing system, including separation barriers and roof insulation as shown on the drawings and as specified, in accordance with provisions of the Contract Documents, and completely coordinated with work of all other trades.
C. Notwithstanding reference to any manufactured or produced item or material in this specification that contains asbestos, materials or items that contain asbestos are not acceptable. In the event that any of the materials or items specified herein contains asbestos, the Architect shall be promptly notified in writing and the Architect will select a suitable substitute material or item which shall be provided at no additional cost to the Owner.
1.2 SUMMARY
A. The extent of single - ply membrane roofing system is hereby defined to include all components of the single - ply membrane roofing system necessary to provide a watertight, primary roofing membrane intended for weather exposure together with the roof insulation and separation barriers as shown or specified herein.
B. The single - ply roofing membrane manufacturer shall verify in writing that all parts of the roofing system are compatible with the roofing membrane and with the manufacturer’s instructions.
C. The material and installation shall conform to the applicable local building code requirements, and all authorities having jurisdiction.
D. The roofing system shall have been tested at a nationally recognized testing laboratory to withstand the minimum wind loads set forth in The 2006 International Building Code.
E. Types of roofing systems specified in this Section using single - ply roofing membranes include the following:
1. Repair of the existing totally adhered EPDM roof system in area where roof is to be removed to gain access for installation of a new air handling unit and the flashing of existing openings where existing roof top equipment are being removed.
F. Single - ply roofing membranes include the following:
1. Ethylene propylene diene monomer (EPDM).
G. The roofing system shall meet the requirements for a Class A roof.
H. The work includes but is not necessarily limited to the installation of:

1. Removal of Existing Roofing in area shown on drawings.
2. Substrate Preparation.
3. New Flat Roof Insulation.
4. Roof Membrane.
5. Fasteners.
6. Adhesive for Roofing and Flashings.
7. Roof Membrane Flashings.
8. Sealants.
1.3 RELATED WORK SPECIFIED ELSEWHERE
A. Roof accessories and related items are specified elsewhere in the Mechanical Sections of the
Specifications.
1.4 CODES, SPECIFICATIONS AND STANDARDS
A. Publications listed below form a part of this specification to extent referenced. Publications are referenced in the text by basic designation only. Any material or operation specified by reference to the published specifications of a manufacturer or other referenced specification or standard shall comply with the requirements of the latest edition. In case of a conflict between a referenced specification or standard and these project specifications the more stringent requirement shall govern.
B. Comply with the applicable provisions of the following codes, specifications and standards to the extent indicated by reference thereto.

1.5 QUALITY ASSURANCE
A. Roofing system applicator shall be approved in writing by the membrane manufacturer and shall have been in the roofing business a minimum of five (5) years.
B. All materials and methods shall be as recommended by the manufacturer of the primary roofing materials.
C. The roof shall be classified by Underwriters Laboratories Inc. as a Class "A" sheathing material for use in construction of Class "A" built - up roof coverings.
D. Make no deviation from this specification without prior written approval of the membrane manufacturer countersigned by the Owner and Architect.
1.6 SUBMITTALS
A. Submit shop drawings for review. Shop drawings shall be approved and assigned a number by the manufacturer. Shop drawings shall include: Outline of roofs and roof sizes, location and type of penetrations, perimeter details, penetration details and splice locations. Roofing Manufacturer shall engineer, detail and locate all air sealed penetrations on submitted shop drawing roof plan showing steel deck and existing roof sections showing new rigid roof insulation including fastening patterns required.
B. Approval and written verification of Installer being acceptable or licensed by manufacturer.
C. Manufacturer's current roofing brochure.
D. Verification in writing that all parts of the roofing system are compatible with the roofing membrane.
E. Certifications on single - ply membrane manufacturer’s company letterhead that all products are compatible with single - ply membrane manufacturer as required by specifications.

F. Test data for pullout resistance of fastening systems.
G. Certification that materials comply with local VOC limitations.
1.7 PRODUCT DELIVERY STORAGE AND HANDLING
A. Deliver materials in original unopened containers. Containers shall show manufacturer's name, brand name and installation instructions.
B. All materials except the membrane must be stored between 60 degrees F and 80 degrees F. If exposed to lower temperatures, restore materials 60 degrees F before using.
C. Roof membrane shall be stored flat on pallets or dunnage at least four (4) inches above the ground, roof or deck, and shall be protected as necessary to remain dry. Membrane rolls shall be stacked no more than two (2) pallets high.
D. Roof insulation shall be stored flat on pallets or dunnage at least four (4) inches above the ground, roof or deck, and shall be protected as necessary to remain dry.
E. All materials shall be handled so as to prevent damage to roofing system components.
F. Materials damaged in handling or storage shall be removed from the job site.
G. All materials must be stored in a dry area.
PART 2 - PRODUCTS
2.1 GENERAL
A. System components shall be products of a single manufacturer or certified to be compatible by the single - ply membrane manufacturer on company letterhead.
2.2 EPDM MEMBRANE
A. EPDM (Ethylene Propylene Diene Monomer) formed into uniform, flexible sheets. Compounded elastomer shall conform to the following minimum physical properties:

B. Manufacturer’s largest available sheet size shall be a minimum of 20 feet x 100 feet. Sheet size used on the project shall be the largest sheet possible as determined by job conditions up to manufacturer's maximum available.
C. Membrane shall be clean and not coated with mica, talc or other release coatings.
D. Fully Adhered EPDM Membrane: Manufacturer's standard installation.
E. Acceptable Manufacturers: Provide the following product:
1. Carlisle Syntec Systems.
2. Firestone Roofing Sytems.
3. Or Approved Equal.
2.3 MEMBRANE RELATED MATERIALS
A. Adhesives, cements, and sealants, formulated to withstand minimum 80 mile per hour wind uplift force, shall be furnished by the membrane manufacturer or certified to be compatible by that manufacturer on company letterhead. Provide adhesives that comply with local requirements limiting amounts of volatile organic compounds.
B. Roof Flashing, Cant Strips and Flashing Accessories: Types recommended by manufacturer of single -ply membrane system, provided at locations indicated and at locations recommended by manufacturer, and including adhesive tapes, flashing cements, and sealants.
C. Mechanical Fasteners: Metal or plastic plates, caps, battens, accessory components, and fastening devices to suit substrate and as recommended by membrane manufacturer. All fasteners shall be concealed by membrane.
D. Mastic Sealer: Type recommended by insulation manufacturer for bonding edge joints and filling voids.
E. Mechanical Anchors: Corrosion - resistant type as recommended by insulation manufacturer for deck type and complying with fire and insurance wind - uplift rating requirements.
F. EPDM roof flashing shall be 60 mil thick EPDM roof flashing material, color black.

G. EPDM adhesive and lap sealant shall be compatible with existing EPDM roofing material and new
EPDM roof flashing material.
2.4 FLAT SQUARE EDGED AND CONTOURED TAPERED RIGID ROOF INSULATION
A. Flat Square Edged and Contoured Tapered Rigid Roof Insulation shall be HCFC free blowing agent molded closed cell polyisocyanurate foam core laminated to a gray or black glass reinforced mat facer.
Contoured tapered rigid insulation shall be factory tapered to slope to as indicated on drawings.
Insulation shall be closed cell polyisocyanurate foam core laminated to a black glass reinforced mat facer molded into rigid boards; complying with ASTM C 1289, Type II, Class 1 and the following:
1. Compressive strength - ASTM D 1621 - 20 pounds per square inch.
2. Density - ASTM D 1622 - 2 pounds per cubic foot.
3. Dimensional Stability - ASTM D 2126 - less than 2 percent.
4. Moister Vapor Transmission - ASTM E 96 - less than 1 perm.
5. Service Temperature - (-100 degrees F to 250 degrees F).
6. Long Term Thermal Resistance (LTTR) 6 per 1 inch thickness - CAN / ULC S770 - 6.0.
7. Thicknesses shall be shown on drawings.
B. Flat square edged and contoured tapered rigid roof insulation manufacturer shall provide contoured tapered crickets that are factory cut for all crickets and saddle systems shown on the drawings.
C. Flat square edged and contoured tapered rigid roof insulation shall be approved in writing by the single
- ply membrane manufacturer. Contoured tapered rigid roof insulation shall be factory cut, labeled and packaged.
D. Acceptable Manufacturers: Subject to compliance with requirements, manufacturers offering products which may be incorporated in the Work include, but are not limited to, the following:
1. AC Foam - II and Tapered AC Foam - II; Atlas Roofing Corporation.
2. H- Shield - CG and Tapered H - Shield; Hunter
3. Or Approved Equal.
PART 3 - EXECUTION
3.1 INSPECTION
A. Installer of roofing system must examine substrate and conditions under which roofing work is to be performed and must notify Contractor in writing of unsatisfactory conditions. Do not proceed with roofing work until unsatisfactory conditions have been corrected in manner acceptable to installer.
B. Roof surface shall be free of ponded water ice, snow or any other types of moisture so not to promote future condensation problems. Do not use open flame sources such as propane torches, etc. to expedite drying of adhesives, membrane, etc. Allow air drying only!
3.2 PROJECT SITE CONDITIONS

A. All new and temporary construction, including equipment and accessories, shall be secured in such a manner as to preclude wind blow - off and subsequent roof or equipment damage.
B. Uninterrupted waterstops shall be installed at the end of each day's work and shall be completely removed before proceeding with the next day's work. Waterstops shall not emit dangerous or unsafe fumes and shall not remain in contact with the finished roof as the installation progresses.
Contaminated membrane shall be replaced at no cost to the Owner.
C. All roofing, insulation, flashings and metal work removed during construction shall be immediately taken off site to a legal dumping area authorized to receive such materials. Hazardous materials, such as materials containing asbestos, are to be removed and disposed of in strict accordance with applicable City, State and Federal requirements.
D. All new roofing waste material (i.e., scrap roof membrane, empty cans of adhesive) shall be immediately removed from the site by the Applicator and properly transported to a legal dumping area authorized to receive such material.
E. The Applicator shall take precautions that storage and / or application of materials and/or equipment does not overload the roof deck or building structure.
F. Flammable adhesives shall not be stored and not be used in the vicinity of open flames, sparks and excessive heat.
G. All rooftop contamination that is anticipated or that is occurring shall be reported to the General
Contractor and Owner’ Representative to determine the corrective steps to be taken.
H. The Applicator shall verify that all roof drain lines are functioning correctly (not clogged or blocked) before starting work. Applicator shall report any such blockages in writing to the Owner's
Representative for corrective action prior to installation of the roof system.
I. Applicator shall immediately stop work if any unusual or concealed condition is discovered and shall immediately notify the General Contractor and Owner’s Representative of such condition in writing for correction.
J. Site cleanup, including both interior and exterior building areas that have been affected by construction, shall be completed to the Owner's satisfaction.
K. Precautions shall be taken when using roofing adhesives at or near rooftop vents or air intakes.
Adhesive odors could enter the building. Coordinate the operation of vents and air intakes in such a manner as to avoid the intake of adhesive odor while ventilating the building. Keep lids on unused cans at all times.
L. Protective wear shall be worn when using solvents or adhesives or as required by job conditions.
M. The roof deck shall be free of water, ice, or snow.
N. Splicing of the membrane shall not be done during rain or snow.
O. Installed areas of the roofing system shall be protected as necessary from damage both during and after installation.
P. Precautions shall be taken so as not to damage adjacent work or structures.

Q. The roofing system shall not be installed when precipitation is probable or during periods of precipitation.
R. The roofing system shall not be installed when the air temperature is below 40 degrees F unless
Roofing Manufacturer’s recommended precautions for cold weather application are followed.
3.3 SEQUENCING / SCHEDULING
A. Work of other trades, which penetrates the roof deck or requires men and equipment to traverse the roof deck should be completed prior to the installation of the roofing system.
3.4 PREPARATION OF SUBSTRATE
A. General. Comply with manufacturers' instructions for preparation of substrate to receive single - ply membrane roofing system.
B. Clean existing roofing membrane and insulation which is to remain of all dirt and debris.
C. Clean substrate of dust, debris, oil, grease, and other substances detrimental to system work. Remove any sharp projections.
D. Verify that penetrations, expansion joints, and blocking are in place and secured and that roof drains are properly clamped into position.
E. Clean substrate of dust, debris, and other substances detrimental to single-ply system installation.
Remove sharp projections.
F. Install flashings, and accessory items as shown and as recommended by manufacturer.
G. Prime substrate where recommended by manufacturer of materials being installed.
H. Prevent compounds from entering and clogging drains and conductors and from spilling or migrating onto surfaces of other work.
I. Verify insulation has been properly installed and provides adequate slope to roof drains.
3.5 GENERAL INSTALLATION
A. Comply with manufacturers' instructions, except where more stringent requirements are indicated.
B. Begin at highest point of the highest roof level and work to the lowest point to prevent moisture infiltration and to minimize construction traffic on completed sections. This includes all flashings and terminations.
C. Install a layer of plywood or similar type protection board on existing roofing in area of alteration work to provide protection to the existing roofing.
3.6 FLAT SQUARE EDGE AND CONTOURED TAPERED RIGID ROOF INSULATION INSTALLATION
A. Lay the flat square edge and contoured tapered rigid roof insulation according to manufacturer’s instructions and approved shop drawings showing layout. Unless otherwise indicated, start laying the foam from the deepest point, laying the flat foam first with all joints tightly butted. Insulation shall be mechanically fastened through vapor barrier into the metal roof deck with fastener to provide a fixed air barrier as indicted on Roofing Manufacturer’s approved shop drawings or as required by the insulation
(092036) 07 53 00-9 (Repair AHU O-Club, B462) manufacturer if more stringent. Stagger joints in one direction for each course or multiple layers, stagger joints in both directions between courses with no gaps, to form a complete thermal envelope.
Lay insulation directly over metal roof deck.
B. Extend the flat square edge and tapered insulation as a single layer over entire surface to be insulated, cutting and fitting tightly around obstructions. Form crickets, saddles, and deeper areas with additional material as shown and as required for proper drainage of membrane.
C. Do not install more insulation each day than can be covered with membrane before end of day and before start of inclement weather.
3.7 MEMBRANE INSTALLATION
A. Start installation only in presence of manufacturer's technical representative when required as a condition for continuing manufacturer’s warranty.
B. Cut sheets to maximum size possible, in order to minimize seams and to accommodate contours of roof deck and proper drainage across shingled laps of sheets.
C. Install membrane by unrolling over prepared substrate without stretching and allow the membrane to relax for 30 minutes. Nail only at perimeter and at roofing penetrations. Fold membrane evenly onto itself without wrinkles to expose the underside mating surface of the sheet.
D. Apply manufacturer’s approved substrate adhesive to surfaces to be bonded and broom or roll into place when adhesive has properly cured to assure proper contact with substrate.
E. Apply bonding adhesive with a 9 inch wide solvent - resistant paint roller, a commercial grade adhesive sprayer or a power roller. Adhesive must be applied in a relatively uniform thickness to both surfaces at approximately the same time. If adhesive is spray applied, it must be back rolled with a paint roller to assure proper contact and coverage. Apply bonding adhesive at the specified written coverage rate provided by the roofing manufacturer. Allow the bonding adhesive to flash - off. Touch the adhesive surface in the thickest area with a clean, dry finger to be certain that the adhesive does not stick or string. While touching the adhesive push forward on the adhesive at an angle to ensure that the adhesive is ready throughout its thickness. If the adhesive is either wet or stringy the adhesive is not ready for mating. Flash - off time will vary depending on ambient conditions.
F. When bonding adhesive is properly cured start laying the membrane at the fold, roll the previously coated portion of the membrane into the coated substrate slowly and evenly to minimize wrinkles. Roll with a roller or push with a stiff broom to assure proper contact of the membrane with the approved substrate.
G. Fold the un - adhered half of the membrane back onto itself and repeat the procedures listed above.
H. Stop bonding adhesive short of seam area and treat seams with special adhesive and apply sealant to exposed sheet edges as recommended by manufacturer. Lap adjoining sheets a minimum of 4 inches and bond with adhesive as recommended by manufacturer and as specified, covering top edges of each sheet at seams with uniform fillet of special sealant. Care shall be taken not to apply bonding adhesive over an area that is to be later spliced to another sheet or flashing. All bonding adhesive must be completely removed from the seam area. Lap sealants on all splices must be completed the same working day.
I. Temporary closures must be used to prevent water from flowing beneath the roof system during inclement weather. This must be accomplished at the end of each day.

1. The roof membrane shall be extended at least two (2) feet over the last row of insulation.
Apply a continuous layer of Night Sealant (mix Night Sealant per label instructions) onto the substrate 12 inches from the membrane edge. Mating surface must be smooth, clean, dry and free of any loose foreign material and grave. Use minimum 2 inches x 1/4 inch application of
Night Sealants.
2. Firmly embed roof membrane into Night Sealant and provide continuous pressure over the length of the cut - off by using sufficient weight while Night Sealant is fluid.
3. The above is for over night tie - in only, and not intended for long - term use. If temporary tie -in must remain for more than one day’s time, it must be checked on a daily basis to assure the tie - in remains sealed and reworked if necessary.
3.8 PROTECTING ROOFING
A. After completing roofing (including associated work), institute appropriate procedures for surveillance and protection of roofing during remainder of construction period. At the end of the construction period, or at a time when remaining construction will in no way affect or endanger roofing, make a final inspection of roofing and prepare a written report to Owner, describing mature and extent of deterioration or damage found.
B. Repair or replace (as required) deteriorated or defective work found at the time of final inspection to a condition free of damage and deterioration.
