About this file

This document is a set of electrical, telecommunications, and fire detection system modification drawings for the Construct New SCI Residential Rehab Apartment project at the Rocky Mountain Regional VA Medical Center in Aurora, Colorado. The project involves demolishing and modifying existing systems in Building H, including public address (PA), telecom/data, physical access controls (PACS), and fire detection/alarm systems across multiple rooms and areas.

Key specifications include: matching existing conduit sizes, using minimum 4 11/16-inch square junction boxes, factory-painting conduits in specific colors (black, yellow, red, white, purple, silver), protecting active systems during renovation, and coordinating with VA staff to maintain operational devices. The contractor must field verify existing conditions, demolish or modify systems as needed, install new conduits and junction boxes, and ensure all systems remain functional. The drawings provide detailed floor plans showing existing conditions, demolition areas, and new work locations, with specific notes on device relocation, cabling, and system modifications.

GENERAL NOTES:

1. These general notes apply to the entire project.

2. The Contractor shall provide all engineering, equipment, labor, materials, supervision, and tools required to:

a. demolish or modify all architectural, mechanical, electrical, plumbing, and data systems within the work area and adjacent areas as needed.

b. construct new architectural, mechanical, electrical, plumbing, and data systems within the work area and adjacent areas as needed.

c. provide and coordinate ICRA (Infection Control Rick Assessment) measures and ILSM (Interim Life Safety Measures) as required.

3. All Contractor provided and installed components and systems shall be complete, functional, field tested, and conform to equipment manufacturer's recommendations, VA specifications, and federal, state, and local codes.

4. Fire caulk to maintain fire rating of all penetrations related to this project.

5. Prior to bid preparation, the Contractor shall field verify all required items and systems to be demolished including all existing piping and conduit run lengths. Existing piping and conduit lengths shown in this drawing set are approximate and incomplete. Prior to bid preparation, the Contractor shall field verify all required demolition. Prior to bid preparation, the Contractor shall field verify routes for new piping and conduit runs, their lengths and all required offsets. New piping lengths shown in this drawing set are approximate. Offsets and obstacles are not shown. Many spaces are congested with piping, conduit, duct, and equipment. The contractor shall field verified existing conditions and shall incorporate these conditions into original bid.

6. All horizontal piping and conduit runs shall align with building grid. Diagonal runs are not allowed. Vertical piping and conduit shall be plumb.

7. The Contractor may utilize existing supports to hang new piping and conduit where available. The Contractor shall provide new supports where needed.

8. The Contractor may utilize existing concrete slab penetrations, if needed and available. The Contractor shall concrete core drill new openings if and where needed. Minimum hole diameter is 2 inches. Coordinate with

COR.

9. Where not specified as new work, restore any disturbed ceilings, walls, floors, or surfaces to original condition.

10. This requirement is shall not cause an additional charge to the government but shall be incorporated into the contractor's original bid. Coordinate with COR.

11. For items and systems outside of the workspace, protect or modify to maintain operational, all existing furnishings, fixtures, and equipment: HVAC, PA system, lighting, fire protection, electrical conduit and circuits, etc.

12. The Fire Suppression system shall remain active at all times. Protect in place. Existing flexible piping connected to sprinkler heads allows for slight adjustment of final location compared to current location.

13. All new power, lighting, and data conduit shall be factory painted: black-normal, yellow-life safety, red-fire alarm/detection, white-PACS, purple-critical, and silver (unpainted)-data.
