About this file

This is Addendum Number 3 to Invitation to Bid #2025-91 for a neighborhood park project at Jennings Lodge Campus, issued by Clackamas County on behalf of the North Clackamas Parks and Recreation District on July 8, 2026. The project involves construction and site development work at The Park at Jennings Lodge Campus located at 18521 SE River Road, Milwaukie, Oregon 97267. The addendum modifies key project specifications and bid requirements by converting Deductive Alternate #1 into an Additive Alternate and renaming the previous Deductive Alternate #2 as the new Deductive Alternate #1. The work encompasses sitework, roadways, pedestrian paving, site development, landscaping, utilities, and maintenance of planting and irrigation across both the main campus site and right-of-way areas. The bid schedule includes lump sum pricing for mobilization, temporary traffic control, erosion and sediment control, clearing and demolition, earthwork, paving, site development, landscaping, utilities, and maintenance over a one-year warranty period.

The Additive Alternate #1 carries a fixed allowance of $50,000 for soil treatment and testing to amend or condition existing silty and wet site soils to usable condition. The new Deductive Alternate #1 addresses reduced base rock by four inches for asphalt and concrete surfacing in areas where grass is currently present, eliminating its application to the right-of-way. Bidders are responsible for independent quantity take-offs and verification of all quantities shown on the bid schedule. The addendum requires submission of drawing C0.01, the updated Measurement and Payment section (Division 1, Section 01025), and the revised Bid Schedule dated July 8, 2026. All work must comply with current standard specifications, American Public Works Association standards, state plumbing and building codes, and local authority requirements, with contractor responsibility for utility location notification, erosion control, and restoration of disturbed areas.
