The Government pays utilities, telephone, electricity, gas, oil, and water/sewer separately. The Lessor must precludes unauthorized access through commercial physical security equipment and allow the Government to install auxiliary security equipment as needed. The Lessor must maintain fire and extended coverage insurance with subrogation waivers favoring the United States, provide fire extinguisher replacement at no cost to the Government, and retain no rights to removable Government-furnished property, which reverts to the Lessor only if not removed at lease end.
