About this file

This is a technical specification document for roof remediation and walkway covering repairs prepared by NOVA Engineering & Environmental, LLC for Valencia College's East Campus in Orlando, Florida. The project involves comprehensive roof and canopy restoration, including pressure washing metal panels, removing and replacing approximately 32 metal panels (4 in field sections and 28 in valley sections), removing corroded fasteners, sealing mechanical fasteners and panel laps, and applying new roof coatings. The project specifications cover work to be completed between July 1, 2024 and June 30, 2025, with specific requirements for materials, installation procedures, and warranty provisions. Only pre-qualified contractors with single project certification over $475,000 are eligible to bid.

The project requires a manufacturer's 12-year no dollar limit (NDL) warranty and a 5-year contractor workmanship warranty. Total quantities include 450 linear feet of sealant removal/replacement, 2,400 square feet of metal roof panel replacement, and 32,575 square feet of new roof coating application (both top and interior surfaces). A $5,000 contingency is included in the base bid, and contractors must provide payment and performance bonds. The work must comply with the 2023 Florida Building Code, and all installation will be performed Monday through Friday from 7:00 AM to 5:00 PM. The manufacturer's technical representative must be present during critical application milestones, and the contractor must perform adhesion tests and document wet mill thickness during application.
