About this file
This document is a Summary of Work (Section 01 11 00) for a replacement air conditioning unit project at the Conference Center, Building B1106 at Hanscom Air Force Base. The project involves replacing existing HVAC units AC-1 and AC-4, upgrading controls for all HVAC units, demolishing the existing AC-4 mechanical closet, and rebuilding a larger mechanical closet with increased clearances. The work includes installing two new mechanical ducts through structurally reinforced roof openings, removing existing louvers, and ensuring the new controls system is compatible with the Air Force Community of Interest Network (COIN) and the existing base-wide UMCS system from Johnson Controls Inc.
The project requires careful coordination with facility operations, as the conference center will remain active during construction. The contractor must manage system outages with minimal disruption, potentially using temporary systems during occupied times. Key requirements include submitting a salvage plan, maintaining existing building functionality, coordinating cybersecurity requirements, and ensuring the new HVAC SNE controller is installed before removing the existing NAE JCI controller. The contractor is responsible for developing a phasing plan and work schedule, performing baseline testing and balancing, and commissioning all units and controls to match existing functionality.
